Clean air from the duct

Duct cleaning & sanitising in Khaleej Salman

In Khaleej Salman on Jeddah's north coast, upscale villas and modern residential buildings rely on central AC with complex ductwork. Humidity and salt from the nearby sea enter the ducts rapidly, creating ideal conditions for mould and bacterial growth.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Buildings here are modern and upscale, with sophisticated layouts that include complex ductwork running through suspended ceilings and multiple interior walls. The district sits directly on the coast, so air entering the buildings is constantly exposed to humidity and salt. Camera inspection and sanitising are essential because the complex networks trap contaminants and moisture deeper, and regular service is better for keeping air quality high.

Khaleej Salman is on Jeddah's northern coast, home to upscale modern residential buildings with contemporary architectural designs.

Most buildings here have advanced central AC systems with multi-zone ductwork serving different sections and levels.

The AC setup in Khaleej Salman

  1. 1

    Multi-zone ductwork serving multiple units

Large residential buildings here have distributed ductwork serving multiple flats or sections from separate outdoor units.

  2. 2

Advanced distribution plenums and control systems

Most systems here include distribution plenums and zone control valves to manage airflow between different sections.

  3. 3

Central filters and multiple return vents

Advanced systems feature high-efficiency central filters and multiple return vents distributed throughout the building.

Before the visit

Before our visit in Khaleej Salman

  1. 1

Identify main access and inspection points

In multi-section buildings, tell us in advance where the main plenums and inspection vents are to speed up the visit.

  2. 2

Coordinate with building management for access

If you are in a residential building, notify building management about the visit time and access to common areas and the roof.

  3. 3

Ensure adequate power supply and workspace

Check that there is a power outlet near inspection points and enough space for the cleaning and camera equipment.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

What is the difference between duct cleaning and sanitising?

Cleaning removes accumulated dust and debris from the network, whilst sanitising kills the bacteria and mould living inside. We do both together to ensure thorough cleanliness.

My flat is in a residential tower, does shared ductwork affect my air quality?

Yes, shared ducts can carry contaminants from other flats. Regular cleaning and sanitising keeps your air clean, but you may need to coordinate with building management to also inspect the main system.

Does salt from the sea build up inside ducts and cause problems?

Yes, salt and moisture from the sea build up on duct walls and speed up mould and bacterial growth. Regular cleaning and sanitising are more essential in coastal areas like Khaleej Salman.

How often per year should ducts be cleaned?

That depends on usage, location and filters you use. In coastal, humid Khaleej Salman, we recommend regular checks every six months or more if needed.
