AHU maintenance in Khaleej Salman

In Khaleej Salman, northern Jeddah, modern buildings, hotels and hospitals rely on central air handling units to distribute cooling evenly across all floors. Maintaining these units preserves air quality and temperature balance in every zone.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Khaleej Salman is a relatively modern district with hotels, hospitals, and residential and commercial towers running complex central air systems. These units work at high intensity year-round in a hot, humid coastal climate, so dust builds up faster on filters and coils. Regular maintenance of filters, belts, coils and dampers is essential to prevent cold air from being cut off to a floor or temperatures rising unevenly across zones.

Khaleej Salman is in northern Jeddah, a modern district with hotels, hospitals and residential towers under organised building management.

Most buildings here have large central air handling units in a dedicated plant room serving multiple floors through distribution ducts.

The AC setup in Khaleej Salman

  1. 1

    Large central air handling unit

Hotels, hospitals and residential towers use large units serving multiple floors, with thick filters, cooling coils and drive belts for airflow.

  2. 2

Central plant room with distribution ducts

The unit is typically housed in a separate plant room on the roof or basement level, with ducts branching to each floor.

  3. 3

Dampers and controls on each floor

Each floor or zone has dampers controlling cold airflow, and any damper fault causes temperature imbalance.

Before the visit

Before our visit in Khaleej Salman

  1. 1

Coordinate with building or hotel management

Give us the name of your maintenance and AC manager, and ensure your management approved the visit at least two days in advance.

  2. 2

Ensure access to the plant room

The plant room may be locked or guarded. Make sure someone will be there to unlock it, or give us an access code if possible.

  3. 3

    Identify suspected problem areas

If a particular floor is warm or a hotel section complains of no airflow, tell us the floor numbers and areas so we can focus the inspection.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The top floor is cold but the ground floor is warm, is the chiller the problem?

Usually the problem is in the air handling unit, not the chiller itself. Dampers in the ducts may be blocked or filters clogged, cutting airflow to a floor. Inspecting the unit and dampers pinpoints the issue.

The hotel is under central management, who do I contact for maintenance?

We work directly with the building or hotel management. Let us know who is responsible for AC and maintenance in your building, and we coordinate with them in advance to avoid disrupting operations.

Does coastal humidity affect the air handling unit?

Yes, high humidity and salt air increase wear on belts, bearings and coils. Regular coil cleaning prevents mould and dust buildup, and periodic belt inspection ensures they do not degrade quickly.

The unit is in a plant room, what should I arrange before the visit?

Ensure the team can access the plant room easily and there is space around the unit to work. If there is a lock or security clearance needed, tell us in advance to speed up access.
