Clean air from the duct

Duct cleaning & sanitising in Petromin

In Petromin, south Jeddah, duct cleaning and sanitising is essential for the administrative buildings and warehouses running continuous central air systems. Dust and salt from the coastal air build up in the ducts quickly, causing musty odours and weak airflow.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Petromin is a modern, spacious district of large administrative and commercial buildings, most equipped with central air systems. These buildings rely on extensive duct networks running through ceilings and walls, and direct exposure to coastal winds and salt means particles and mould accumulate faster. Camera inspection easily reveals the built-up layers, and sanitising is essential because coastal humidity supports bacterial growth inside the ducts.

Petromin lies in south Jeddah, a district of modern administrative and commercial buildings with extensive central air systems.

Most administrative buildings and warehouses here use unified duct networks with powerful central fans that need periodic inspection.

The AC setup in Petromin

  1. 1

Unified duct networks with central fans

Admin buildings here rely on one or two unified duct networks serving multiple floors, requiring thorough cleaning of both main runs and branches together.

  2. 2

Filter units before the main duct

Most buildings have filters in the central air-handling room, but they need regular replacement because salt clogs the fibres quickly.

  3. 3

    Metal ducts with thermal insulation

Metal ducts are standard here and usually wrapped in thermal insulation, which requires care during cleaning to avoid damaging the insulation layer.

Before the visit

Before our visit in Petromin

  1. 1

Confirm access to the central air-handling room

The air-handling room is usually on the roof or in a locked plant room, so confirm we can access and work safely before the appointment.

  2. 2

Notify the building management of the cleaning date

Cleaning may require partial or full AC shutdown for a time, so coordinate with the building manager on the best time to avoid disrupting occupants and staff.

  3. 3

Identify duct access points and cleanout doors

Most duct networks have inspection and access doors distributed through the mains and branches, so ask the manager to mark their locations before our visit.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Our admin building is large with an extensive duct run, how do you inspect it?

We use a flexible inspection camera that we run through the main ducts and branches to film the buildup. This helps us pinpoint areas needing intensive cleaning before we start.

Coastal winds carry salt and dust, does this affect how quickly the ducts get dirty?

Yes, coastal salt and humidity speed up particle and mould accumulation in the ducts far faster than inland areas, making regular cleaning essential.

Does sanitising stop the musty smell from coming back quickly?

Sanitising kills the bacteria and fungi causing the odour, but coastal humidity can allow regrowth after several months, so we recommend periodic cleaning roughly every six months.

Our duct network connects several AC units, can you clean the whole system at once?

Yes, we plan the cleaning to work through all branches and central fans in one or more sessions depending on the network's length and complexity.
