Clean air from the duct

Duct cleaning & sanitising in Quba

In Quba, east of Jeddah, modern villas and apartment blocks spread across wide spaces in a dispersed pattern. Central AC systems here need regular duct inspection to remove dust and mould from coastal humidity and salt.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Quba is a relatively newer district with dispersed development, modern villas and mid-rise apartment blocks with wide spacing between buildings. Most villas have unified central duct systems, and apartment blocks share systems across units. Ducts run under ceilings and within walls, and exposure to coastal humidity and salt increases mould and dust buildup. The distance between buildings makes advance coordination with residents essential.

Quba sits east of Jeddah in the north-east, a newer district with dispersed development of villas and apartment blocks.

Villas and buildings in Quba typically have their own separate unified central duct system, with some featuring newer ductwork with separate control per unit.

The AC setup in Quba

  1. 1

Unified central duct system per villa or building

Most villas and buildings in Quba have their own unified central duct system, separate from neighbouring structures because of the spacing.

  2. 2

    Modern ducts with separate control

Some newer villas and buildings in Quba have modern duct systems with separate control points for each floor or unit.

  3. 3

Ducts under drop ceilings and walls

Ducts in Quba run under drop ceilings and load-bearing walls, requiring multiple inspection points and comprehensive cleaning.

Before the visit

Before our visit in Quba

  1. 1

Give us a precise address and map location

Quba is vast and dispersed, so give us a precise address and Google Maps location to pinpoint you easily.

  2. 2

Confirm team access to the villa or building

Ensure the gate is open or the team can enter safely, and let us know if there is a guard or special entry system.

  3. 3

Pinpoint the outdoor unit and surrounding trees

Tell us exactly where the outdoor unit is and if it is surrounded by trees or plants, so the team can prepare for potential obstacles.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

The area is spread out and our street is far from the main road, how do you reach us?

We cover all of Quba and reach all streets and neighbourhoods in it. We just need a precise address and map location to identify the closest parking point.

The villa is surrounded by trees and a garden, does this affect team access to the outdoor unit?

Trees and gardens may obstruct access to the outdoor unit. Before the visit, ensure safe access is possible and let us know of any vegetation barriers.

The area is a bit further from the sea, is humidity and salt less of a factor in the ducts?

Although Quba is slightly further from the coast than some other Jeddah areas, coastal humidity and salt are still present and notably speed up mould growth in ducts.

Is regular duct cleaning as important in Quba as in areas closer to the sea?

Yes, regular cleaning is necessary in Quba too. Coastal humidity extends to areas away from the shore, and dust and mould buildup in ducts calls for annual or biennial inspection.
