When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Ala is a modern north-east district with multiple hotels of various sizes alongside residential and commercial blocks in an organised layout with broad streets. The extreme heat and seasonal humidity in Al Ala require very high cooling efficiency, especially during summer months when high occupancy means all rooms need even, consistent cooling.
Al Ala is in Jeddah's north-east, a modern build area with several hotels, residential and commercial blocks in orderly layout with wide streets.
Al Ala hotels typically use balanced centralised AC systems with separate room controls and outdoor units on roofs or open car parks.
The AC setup in Al Ala
- 1
Balanced centralised system with per-room control
Al Ala hotels use one or more centralised cooling units with distribution valves and separate thermostats in each room to ensure load balance.
- 2
Outdoor units on roofs and open car parks
Wide spaces in Al Ala allow outdoor units to be spread easily across roofs and car parks without cramping buildings or entrances.
- 3
Separate ventilation for common areas and entrance
A separate independent ventilation system controls entrance, lobbies and corridors with high-efficiency filters and humidity/odour sensors.

Send hotel plan and detailed room count
An accurate plan with all rooms, areas and dimensions will let us calculate thermal capacity and full load with high precision.
- 2
Identify outdoor unit sites and roof access
Agree on outdoor unit sites on roof or car park, confirm access is safe and surfaces bear the load.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our Al Ala hotel has many rooms, how do we balance cooling without guest discomfort?
We use a centralised system with separate thermostats and smart distribution valves that adjust airflow by load in each part of the hotel.
Our streets are wide and car parks open, does that help installation?
Yes, wide spaces allow easy equipment entry and efficient outdoor unit installation, plus they enable routine maintenance and quick repairs.
At summer peak, how can we be sure the system copes with full load?
We select capacity based on peak expected temperatures and maximum occupancy, install pressure and temperature monitors and ensure the system stays within safe operating limits.
When do you perform routine maintenance without cutting cooling to guests?
We coordinate with the hotel on monthly or seasonal preventive maintenance at agreed times, completing work without a full system stoppage.
