When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Mu'ailiyah is a modern north-east district with small to medium hotels among residential blocks and commercial projects; the buildings are well-developed with open spaces and broad car parks. Intense heat and high seasonal humidity increase the cooling load, especially when the hotel is fully occupied and all rooms need simultaneous, efficient cooling.

Al Mu'ailiyah lies in Jeddah's north-east, a modern district with hotel, residential and commercial complexes spread across wide, orderly spaces.

Most Al Mu'ailiyah hotels have large-capacity centralised AC systems with separate room controls and substantial outdoor units on roofs or courtyards.

The AC setup in Al Mu'ailiyah

  1. 1

Large-capacity centralised system with per-room control

Large Al Mu'ailiyah hotels need a powerful centralised cooling unit with separate thermostatic control per room for individual comfort and overall efficiency.

  2. 2

Outdoor units distributed across roof and courtyards

Ample space allows outdoor units to be distributed in ways that improve ventilation and heat dissipation, boosting overall system efficiency.

  3. 3

    Smart ventilation for shared areas

A separate ventilation system for entrance, lobbies and corridors with smart sensors adjusting airflow by occupancy and controlling humidity and odours.

Before the visit

Before our visit in Al Mu'ailiyah

  1. 1

Send complete hotel floor plan with exact dimensions

A detailed plan of all rooms, lobbies, shared areas and exact dimensions will let us calculate thermal load and required capacity with high precision.

  2. 2

Identify available space for outdoor units

Agree with us on suitable roof or courtyard locations for outdoor units, ensuring they do not block air intakes or windows.

  3. 3

Prepare electrical and water supply connections

Confirm electrical circuits handle the full system load and there is safe water drainage near outdoor units for condensate disposal.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you design AC for a large Al Mu'ailiyah hotel without disturbing guests?

We use a centralised system with separate thermostatic control per room, choose low-noise units and place outdoor units away from guest windows.

Parking and external courtyards are spacious here, how does that help you?

Wide spaces allow us to install large, distributed outdoor units without constraint, and give maintenance teams safe, efficient access with equipment.

Summer heat and humidity in Al Mu'ailiyah are intense, how can we ensure system efficiency?

We select cooling capacity slightly above the expected load, install smart humidity and temperature sensors and perform routine maintenance every three months to ensure peak performance.

Can we service the system quickly without cutting AC to guests?

We coordinate with management on a preventive maintenance plan at agreed times, complete most work without full shutdown and keep all rooms cool throughout.
