When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Atheer has hotels ranging from small boutiques to large tourist resorts, many built in the last two decades to modern standards. Hotels need precise humidity control in shared corridors and lobbies, and each guest room needs its own independent cooling or heating loop. This type of system calls for maintenance at times that do not disturb guests, usually early morning or scheduled downtime.

Al Atheer sits in south Jeddah and is a hotel and resort district built to modern standards.

Most hotels here have centralised multi-zone AC systems or rooftop units with independent control per floor or room.

The AC setup in Al Atheer

  1. 1

Multi-zone centralised system with independent control

Modern hotels usually run a central cooling or heating unit with distribution ducting feeding each room through its own thermostatic valve and thermostat.

  2. 2

Separate rooftop units per wing or floor

Larger hotels may run several rooftop units, each serving a wing or floor, reducing crosstalk between rooms and simplifying independent maintenance.

  3. 3

Separate dehumidification for corridors and lobbies

Corridors and lobbies require lower humidity than rooms, so we dedicate a separate section of the system to keep shared areas free of dampness and odour.

Before the visit

Before our visit in Al Atheer

  1. 1

Confirm which wings and rooms are currently occupied

Before we visit, tell us which rooms are occupied so we can avoid disturbing guests and focus on vacant rooms and shared areas.

  2. 2

Confirm roof and outdoor unit access

Check that the roof is safe to access and the outdoor units can be serviced, and let us know of any security restrictions or metal structures that might hinder movement.

  3. 3

Arrange a meeting with the hotel or maintenance manager

We need to coordinate with the hotel or maintenance manager to understand available service windows and which areas need priority attention.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can I ensure each guest room has independent temperature control?

Modern centralised systems use thermostatic valves and separate sensors in each room so guests control the temperature independently of neighbouring rooms. We design the system to give each room its own air path.

Corridors and lobbies need very low humidity, is that achievable?

Yes, by installing a separate dehumidifier or a dedicated dehumidification section in the central system, corridors can be kept below 50 per cent humidity while maintaining guest comfort in rooms.

The hotel runs 24 hours, how do you carry out maintenance?

We schedule routine maintenance during low-demand periods, usually early morning before guests wake or during agreed downtime windows set with the hotel in advance.

The outdoor units are on the roof, do they cause noise in rooms?

Noise depends on the unit type and roof insulation. We select low-noise units and recommend additional acoustic insulation around the outdoor units to reduce any sound reaching upper floors.
