When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Al Nuzlah Al Sharqiyah in south Jeddah hosts hotels of varying size and grade, many facing open areas and wide spaces. Southern winds and dust sometimes affect outdoor units, and the long summer steadily stresses cooling systems. Hotels here need reliable systems with regular maintenance and high-grade filters to keep indoor air quality high.

Al Nuzlah Al Sharqiyah sits in south Jeddah, a diverse hotel zone with wide open spaces.

Most hotels here opt for multi-split systems or centralised cooling with outdoor units on large roofs.

The AC setup in Al Nuzlah Al Sharqiyah

  1. 1

Multi-head split system with multiple outdoor units

For small and mid-sized hotels, we install multiple outdoor units with distributed indoor heads, giving independent control and easy maintenance.

  2. 2

Centralised AC with insulated ducts and smart controls

For larger hotels, we design centralised systems with insulated ducts and smart thermostats, ensuring even distribution and precise per-room control.

  3. 3

Separate ventilation systems for public areas

We install dedicated ventilation and filtration for lobbies, restaurants and main entrance, with humidity and odour management.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Southern winds and dust affect the outdoor units, what do you do?

We site outdoor units away from prevailing wind direction where possible, fit high-grade inlet air filters, and clean outdoor units regularly.

Open spaces increase cooling load, are your systems sufficient?

We size systems for open areas and sun exposure, select units with adequate capacity, and recommend external shading where needed.

The long summer strains systems, what maintenance frequency do you recommend?

We recommend monthly filter and coil cleaning, and quarterly inspection of outdoor units and ducts to ensure continued performance.

Do you clean central ventilation ducts in larger hotels?

Yes, we clean centralised ducts annually or biannually depending on usage and dust levels, to maintain air quality and optimal performance.
