When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Aziziyah is densely built with multi-storey hotels standing very close together, creating thermal control and soundproofing challenges between rooms. Hotels here need a robust central system managing high humidity in corridors and common areas, preventing odour seepage between units. Maintenance must be swift and efficient without shutting down the whole system, since occupancy rates here typically run very high.
Al Aziziyah, in central Jeddah, is densely packed with commercial and tourism hotels of varying standards.
Most Al Aziziyah hotels run advanced central HVAC with multiple air handlers and smart control panels per floor.
The AC setup in Al Aziziyah
- 1
Advanced central system with multiple handlers
Standard for Al Aziziyah hotels: separate air handlers per floor or section, improving thermal control and enabling partial maintenance.
- 2
Smart control panel with thermal sensors
Most modern Al Aziziyah hotels use automated control systems that monitor temperature and humidity in each zone in real time.
- 3
Sound-damped ducts with thermal insulation
Common design includes lined ducts with sound and thermal insulation to cut energy loss and noise between rooms.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you maintain sound isolation between adjoining rooms?
We select quiet-running equipment and line the ductwork with sound dampening, plus schedule system checks at set times to minimise noise transmission.
High humidity in central Jeddah, how do you handle it in corridors and common areas?
We circulate air in common areas with high dehumidification, and control corridor humidity separately from guest rooms to prevent mould and odours.
Hotels here run at full capacity, how do you service without stopping guests?
We design the system in separate zones, so we can service one section while others run at full capacity, planning with management for the best brief downtime windows.
Are multiple air handlers easy to maintain and repair?
We choose reliable, accessible equipment and provide a detailed preventive plan to help your team track performance between our visits.
