When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Sulaimaniyah mixes purpose-built hotels with partially converted residential blocks, many lacking a unified AC system. We design solutions fitting the existing structure, either installing indoor units in each room or running ducts from a single chiller, and isolate systems for common areas so corridors and lobbies stay cool with controlled humidity all day.

Al Sulaimaniyah sits in central Jeddah between commercial and residential streets, hosting a mix of hotels, residential buildings and shops.

Al Sulaimaniyah hotels typically rely on old multi-unit systems that need upgrading or replacement with a unified, more efficient system.

The AC setup in Al Sulaimaniyah

  1. 1

Split units distributed across guest rooms

In converted residential hotels, each guest room may have its own split unit with an outdoor unit on the facade or roof.

  2. 2

Central system with separate corridor distribution

Larger Al Sulaimaniyah hotels may benefit from a central chiller with ducts to rooms plus separate ducts for common areas.

  3. 3

Hybrid old and new with gradual upgrade

Some hotels keep older systems in some wings while we upgrade others to a unified new system in phases to minimise disruption.

Before the visit

Before our visit in Al Sulaimaniyah

  1. 1

Inspect the current site and any existing systems

Before the visit, identify the locations of existing outdoor units, ducts and wiring, their condition, and photograph any tight spaces or obstacles.

  2. 2

Agree on a work schedule that avoids guest times

Coordinate with the hotel a survey and installation schedule, preferably early morning or after most guests have left.

  3. 3

Provide original documents and drawings if available

Ask the hotel for any original architectural drawings or previous system documentation to better understand the building and existing runs.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

What is the difference between a central system and split units in a hotel?

A central system cools one air stream distributed via ducts to all rooms with individual control per room, while splits have a small indoor unit in each room and outdoor units on the roof. Central systems are quieter; splits are easier to maintain.

How do we keep corridors and reception cool all day?

We design separate ventilation ducts for common areas with continuous airflow and a central temperature control, keeping corridors and reception at a consistent level unaffected by guest room adjustments.

If the hotel is old with no original ducts, what is the solution?

We install separate split units in each room or run new ducts through walls and ceilings depending on the building's structure and budget.

How often do Al Sulaimaniyah hotels need regular maintenance?

We recommend cleaning the cooling units and ducts at least twice yearly and inspecting thermostats, fans and electrical connections every three months to ensure performance and safety.
