When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Buhayrat is a newly planned district with modern hotels and scattered tourism villas, and its building structure allows high flexibility in design and future system expansion. The unique challenge here is that tourism projects can be seasonal, so we need a system easily adaptable to shifting demand between occupied and closed rooms, with very quiet maintenance that does not disrupt the guest experience. New construction means runs and installation can be planned from the start rather than retrofitted.

Al Buhayrat is in far north Jeddah, a newly developed district of boutique hotels and scattered tourism projects.

Most tourism projects here run multi-split units or flexible central systems that support switching cooling on and off based on seasonal occupancy.

The AC setup in Al Buhayrat

  1. 1

    Flexible, expandable central system

Central systems in Al Buhayrat are designed to accept additional outdoor units and new rooms without full redesign.

  2. 2

    Low-noise outdoor units on rooftops

Outdoor units sit on roofs away from rooms with vibration-isolating mounts to minimise noise.

  3. 3

    Ducts distributed during construction

We plan duct routes and runs during design and early construction to ensure maximum efficiency.

Before the visit

Before our visit in Al Buhayrat

  1. 1

Review the plan with the engineering team

Meet the engineering and architecture teams before installation to review duct routes, outdoor units and electrical points.

  2. 2

Define priority zones and seasonal areas

Agree with project management which areas are always occupied and which are seasonal, so control can be designed accordingly.

  3. 3

    Confirm adequate electrical capacity

Check that the main electrical panels have enough capacity to run the central and outdoor units without overload.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our project is seasonal, how does the system adapt to changing occupancy?

We design the system with separate control per room or cluster, allowing you to switch off cooling to empty rooms and concentrate on occupied ones, saving energy and maintenance time.

How do we avoid noise and vibration from outdoor units?

We mount outdoor units on vibration-isolated foundations, position them away from guest rooms when possible, and select low-noise units from trusted brands.

The building is new, how should we plan the duct runs now?

We work with architects from the design phase to map duct routes through walls and ceilings, ensuring high efficiency and easy future maintenance.

Can we add units later if we expand?

Yes, we design for expandability, so the central unit can accept additional zones and new runs without disrupting current operations.
