When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

What sets this district apart
Al Buhayrat is booming with rapid new construction, home to recently built malls and modern retail chains with spacious layouts and high ceilings. Far northern summer heat is intense, and these large shops and new malls need robust, efficient HVAC systems from day one. Access with equipment is straightforward thanks to regular car parks and wide roads, but the pace of new openings means emergency maintenance calls come in frequently.
Al Buhayrat lies in far north Jeddah, a district of brand-new malls and retail chains with rapid urban expansion.
Most new malls here run high-capacity central HVAC systems designed to handle the intense summer heat load.
The AC setup in Al Buhayrat
- 1
High-capacity central HVAC system
Large new malls in Al Buhayrat typically have a central system with powerful outdoor units sized to handle heavy summer heat loads.
- 2
Separate cooling and dehumidifying coils
Modern systems here often separate cooling and dehumidification, allowing finer control of temperature and humidity across the mall.
- 3
Extra units for individual shops and food courts
In addition to the central system, individual shop franchises and food courts may have their own split units for independent cooling.
Before the visit
Before our visit in Al Buhayrat
- 1
Coordinate with mall management before the visit
Large malls have strict maintenance schedules, so inform management of the team's visit time well in advance to avoid clashes with other work.
- 2
Clear obstacles around indoor units
Indoor units may be in ceiling spaces or tight areas, so ensure any ceiling fixtures or stored items are cleared for safe access.
- 3
Tell us where the roof outdoor units are located
Large malls often have multiple outdoor units spread across the roof, so provide a clear map or description of their locations.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
A newly opened mall's HVAC cannot handle the heat load, what should we do?
We measure the actual heat load and review the current system's calibration. We may need to add extra capacity or upgrade coils and fans, all done quickly to minimise downtime.
Al Buhayrat has wide roads and big car parks, does this make maintenance easier?
Absolutely. Access to malls and outdoor units is far easier here than in older districts, and the team can park close and reach the roof and equipment without difficulty.
Summer heat is intense in far north, how hot does it get around the outdoor units?
Outdoor temperatures can exceed 50°C at peak summer, putting strain on the compressor and fan. Regular cleaning of outdoor coils and fan maintenance is essential to preserve system efficiency.
How much electricity does a large mall use for cooling in summer here?
It depends on mall size, system type, insulation and operating hours, but large malls draw very high summer power for cooling. Regular maintenance, thermostat tuning and door-control discipline cut consumption noticeably.
