When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

- Preventive and corrective maintenance contracts
How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Fanar is a relatively remote beachfront zone at Jeddah's far north, growing with modern hotels and luxury residential resorts near the sea. Direct exposure to sea breezes, salt and intense humidity imposes special requirements on cooling equipment, and the distance from the city centre means routine maintenance needs better planning and parts stocking. The demand for comfort and quietness in these upscale hotels is very high, especially since the beachfront setting is part of their appeal.
Al Fanar sits at far north Jeddah on the coast, a rapidly growing beachfront zone with international hotels and luxury resorts in exposed open seascape.
Hotels in Al Fanar are typically in exposed beachfront locations, using heavy-duty central HVAC systems with outdoor units protected against salt and humidity.
The AC setup in Al Fanar
- 1
Heavy-duty central systems with protected outdoor units
Hotels in Al Fanar use heavy-duty central systems designed for coastal environments, with outdoor units surrounded by salt and wind protection.
- 2
Separate ventilation for sea-facing and interior zones
Seaside rooms have separate ventilation from interior rooms, allowing better control of humid, salt-laden sea air ingress.
- 3
Acoustically and thermally insulated ductwork
Ductwork in shared areas and corridors is insulated with special thermal and acoustic materials to reduce wind noise transmission and improve energy efficiency.
Before the visit
Before our visit in Al Fanar
- 1
Survey the beachfront location and wind exposure
Visit the site yourself to understand wind patterns and direct sea exposure, and identify optimal protected mounting points for outdoor units.
- 2
Discuss spare parts and maintenance scheduling with hotel management
Discuss a detailed maintenance schedule and storage of critical spare parts near the site with hotel management, given Al Fanar's distance from service hubs.
- 3
Verify electrical infrastructure capacity
Verify that electrical supply and backup generators can reliably power the heavy-duty cooling systems without interruption, especially during maintenance or outages.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you keep equipment running in such a salty marine environment?
We specify salt-resistant equipment and piping materials, and apply protective coatings to outdoor units. Routine maintenance includes intensive inspection and cleaning of condensers and filters at least bi-monthly.
High humidity and salt speed up wear, how often must critical components be replaced early?
Components like filters and electrical units may need replacement more often than in inland hotels, and we recommend a comprehensive maintenance contract covering inspection and regular replacement of these sensitive parts.
Can you design the system to reduce noise from wind and waves?
We select low-noise outdoor units and mount them on vibration isolation, and use acoustically insulated ducting in shared areas and corridors to minimise sound transmission from wind and sea.
Distance from central Jeddah means longer repair times, how do you minimise downtime?
We recommend an annual comprehensive maintenance contract with regular visits to prevent emergency breakdowns, and for urgent repairs we keep critical spare parts in a nearby depot to minimise delay.
