Hotel HVAC in Al Durrah

In Al Durrah, north Jeddah, we design hotel HVAC systems where each guest controls their own room's temperature and maintenance happens outside guest hours. Visitors walk in to find fresh, perfectly tempered air.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Durrah is a recently developed district with boutique hotels and residential buildings featuring gardens and open design, with varied architectural styles and wide gaps between structures. These spaces ease ductwork and pipe runs, but varied building heights and different designs require a tailored approach for each hotel. The open layout and gardens mean outdoor units are more visible from the street, demanding attention to noise and appearance.

Al Durrah lies in north Jeddah, a modern district with open urban design mixing boutique hotels, residential buildings and green spaces.

Hotels in Al Durrah vary widely in size and mostly use central air systems with separate indoor units to achieve flexibility and individual room control.

The AC setup in Al Durrah

  1. 1

Central unit with floor-level ductwork branches

Hotels here benefit from the wide gaps between buildings, so we design a single central system with ducts branching cleanly to each floor without tight engineering constraints.

  2. 2

Ceiling cassettes and individual wall units

Each room has its own indoor unit (cassette or wall) with separate thermostat, giving guests full control and making maintenance possible without disrupting other rooms.

  3. 3

Outdoor units on a dedicated rooftop or side garden area

The open layout here allows us to dedicate a rooftop area or side garden corner away from the main entrance, reducing noise and street visibility.

Before the visit

Before our visit in Al Durrah

  1. 1

Get full architectural drawings and power requirements

Request comprehensive architectural plans showing floors, room layout and any existing systems, and tell us the electrical power available at the outdoor unit location.

  2. 2

Identify installation zones and noise limits

Confirm which rooftops or side garden areas are available, and tell us about any noise restrictions from neighbours or the municipality so we choose appropriate quiet units.

  3. 3

Coordinate maintenance schedule with booking forecasts

Work with hotel management to schedule routine and emergency maintenance during low-booking periods, avoiding peak seasons and private events.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you handle the varied hotel and building designs in Al Durrah?

We visit each hotel individually, assess its design, room count and building orientation, then design a system tailored to its specific needs rather than applying a standard solution.

Outdoor units are visible from the street, does that affect the hotel's appearance?

We place units carefully to minimise street visibility, add acoustic barriers or screening plants if needed, preserving the hotel's exterior appearance.

Does the open air and gardens mean cleaner air in the hotel?

Gardens improve surrounding air quality, but we install high-efficiency filters in ducts because outdoor air still carries pollen and fine dust particles.

Summer heat is high in the north, can the system cool rooms quickly enough?

We select central units with sufficient capacity to cool all rooms in parallel, and rooms typically reach the set temperature within minutes depending on size.
