Hotel and hospitality HVAC

Hotel HVAC in Al Zumurrud

In Al Zumurrud, north Jeddah, where three- and four-star hotels cluster, HVAC design must balance guest room comfort with centralised control of shared areas. Alrabih supplies independent split units in each room alongside coordinated control of lobbies and corridors to prevent odour and humidity spread.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.

What sets this district apart

Al Zumurrud hotels range from mid-size to large, with multiple storeys and demanding cooling in guest rooms, lobbies, restaurants and lounges. Guests expect full temperature control in their rooms with complete quiet, and staff need separate zoning of shared areas to prevent kitchen or bathroom odours leaking into corridors. Recurring challenges are maintaining the balance between humid wet rooms and dry corridors, and carrying out night-time maintenance without disturbing occupied rooms.

Al Zumurrud is in the north, a commercial and hotel district with modern mid-rise buildings.

Most Al Zumurrud hotels rely on high-performance split units with smart controls in each room, and insulated copper runs to prevent odour bleed between guest rooms.

The AC setup in Al Zumurrud

  1. 1

High-performance independent split per guest room

Each guest room needs a powerful and very quiet split unit with completely independent control from neighbouring rooms.

  2. 2

Centralised system or unified units for lobbies and corridors

Lobbies and corridors need unified cooling with separate control from rooms to ensure air quality and manage humidity and odours.

  3. 3

Humidity and drainage control for wet areas

Bathrooms and kitchens need a separate system managing humidity and ventilation to prevent odours spreading into corridors and adjoining rooms.

Before the visit

Before our visit in Al Zumurrud

  1. 1

Obtain a full architectural plan of the hotel

We need floor plans and room layout with wet areas and corridor positions before the visit to design the system accurately.

  2. 2

Coordinate with hotel management on occupancy and access hours

Tell us guest reception times and busy or quiet periods so we do not disrupt occupied rooms during assessment and installation.

  3. 3

Identify outdoor and plant room locations

Ensure roof or facade space is available for outdoor units, and identify the plant room location for pipe runs and centralised controls.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure each guest controls their room temperature independently?

We install a separate split unit in each room with its own remote control, so one guest's adjustments do not affect neighbouring rooms.

The hotel needs unified cooling of lobbies and corridors, how do you coordinate that with guest rooms?

We design a dual-control system: high-performance independent units in rooms, and a centralised or unified setup in lobbies and corridors so neither affects the other.

Humidity from bathrooms and kitchens spreads into the corridors, how do you prevent that?

We install separate humidity and drainage control in wet areas with superior thermal insulation in ducts, and ensure air pressure differential pushes moisture away from corridors.

The hotel needs night maintenance without disturbing guests, how do you manage that?

We schedule routine maintenance and cleaning during low-occupancy hours, and never disconnect any unit from an occupied room without coordinating with hotel management and the guest.
