Hotel HVAC in Khaleej Salman
In Khaleej Salman, the broad coastal area north of Jeddah, hotels and serviced apartments need robust HVAC systems that give each room independent control. Alrabih designs systems that deliver quiet, reliable performance in the salt-air environment.

When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Khaleej Salman is a modern waterfront strip of hotel towers and resort residential buildings spread across wider plots, so outdoor unit spaces are larger than in denser districts. But sea salt and high humidity demand corrosion-resistant materials, and guests expect steady temperature within minutes. The central HVAC here needs parallel distribution between guest wings and public areas, with strong filters to keep salt spray and sea mist out.
Khaleej Salman sits on Jeddah's northern coast, a district of upmarket hotels and residential towers with generous plot sizes.
Most hotels and residential towers here use high-capacity central units with separate duct distribution for each guest wing.
The AC setup in Khaleej Salman
- 1
High-capacity central units with separate distribution
Large coastal hotels here rely on very high-capacity central units, with each guest wing or building section having its own separate duct distribution system.
- 2
Spacious rooftops for outdoor unit placement
Khaleej Salman's buildings are tall and wide, offering large rooftop areas for multiple outdoor units spaced well apart with easy maintenance access.
- 3
Strong drainage systems against sea humidity
Hotels here install large drainage tanks and strong pumps to quickly empty evaporator condensate, protecting copper pipes from salt-air corrosion.
Before the visit
Before our visit in Khaleej Salman

Obtain a complete building layout
Ask the hotel for architectural drawings showing current duct routes, outdoor unit locations, and no-access zones due to guest occupancy.
- 2
Coordinate with the hotel's in-house maintenance team
Meet the hotel's maintenance manager, learn the current schedule and any past issues, and agree on times that avoid disturbing guests.
- 3
Inspect the outdoor units and rooftops
Before the visit, confirm easy roof access and check the outdoor units for signs of salt corrosion or leaks.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our hotel is very large, can you upgrade the HVAC quickly without disrupting guests?
Yes, we plan in phases. We install new units and ducts wing by wing, keeping occupied guest areas on the old system until the new one is complete.
How do you keep the HVAC quiet in the guest rooms?
We use units with strong sound insulation, install ducts with sound-absorbing materials, and isolate metal pipes from the building frame with flexible separators.
Does the sea environment corrode copper pipes fast, and does that raise costs?
Yes, salt accelerates corrosion. We use pipes protected with specialist coatings or more resistant materials, and recommend regular maintenance to inspect external pipes.
Do you install smart controls to manage building humidity?
Yes, we install humidity sensors in public areas and guest wings connected to a central control panel that auto-adjusts airflow to maintain safe, comfortable humidity levels.
