When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Breiman's modern hotels are built to high international standards with separate guest rooms, long corridors and wide central ventilation systems, requiring regular upkeep without disturbing occupied guests. Intense summer heat and coastal humidity put constant pressure on the systems, and controlling humidity in corridors and lobbies is vital to prevent odour and mould. Our team coordinates with hotel management to work during lower occupancy or scheduled maintenance windows.
Breiman lies in east Jeddah, a district of modern hotels, leisure facilities and resorts spread across relatively wide spaces with high-standard architecture.
Most modern hotels in Breiman run central chiller systems with water-based heat exchangers and automated controls for each guest room.
The AC setup in Breiman
- 1
Central chiller system with water heat exchangers
Breiman's modern hotels rely on central water chillers that distribute chilled water to each room, offering high efficiency and precise control over temperature.
- 2
Independent automated control per guest room
Each room has a smart thermostat allowing guests to adjust temperature independently, while data feeds to a central system to manage overall energy consumption.
- 3
Dehumidification in corridors and lobbies
Long corridors and lobbies need dedicated humidity control and fresh air renewal to maintain a healthy, odour-free environment.
Before the visit

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you ensure a guest can set their own room temperature?
We design a system where each room can set its own temperature independently via in-room thermostats, while the hotel's central system monitors overall efficiency and energy use.
How do you perform maintenance without disturbing guests?
We coordinate with hotel management to schedule maintenance during lower occupancy times or agreed hours, and service common areas like corridors during quieter periods.
Coastal humidity creates odour in corridors, how do you keep the air fresh?
We install advanced dehumidification in corridors and lobbies and ensure continuous fresh air circulation to reduce humidity and stale odours.
Do large central systems need dedicated space for outdoor units?
Yes, we check that the hotel's roof or dedicated courtyard can accommodate outdoor condensers and fans efficiently, and we ensure they remain accessible for regular servicing.
