When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Hafnah is experiencing rapid hotel development, with medium-range and larger properties around commercial hubs and main roads. The buildings are relatively modern, with architectural flexibility that allows better unit distribution and duct runs. The high heat and dust in the eastern zone demand regular maintenance of ventilation fans and air filters, and coordinating servicing with hotel management keeps guest rooms undisturbed.

Al Hafnah lies in east Jeddah, an emerging hotel zone around commercial axes and main roads with newer buildings.

Most Al Hafnah hotels use central HVAC systems with separate thermostats in each guest room, plus independent units serving corridors and common areas.

The AC setup in Al Hafnah

  1. 1

Central system with separate room controls

The hotel runs from a central chiller or air handler that distributes cooled air through ducts, with each guest room receiving its own control valve and thermostat.

  2. 2

    Independent units for shared areas

Lobbies, corridors and common areas have dedicated cooling units to prevent guest comfort from being affected by staff movement and corridor ventilation.

  3. 3

Multiple outdoor units on roof or side

Al Hafnah hotels typically spread outdoor units across the roof or side walls to reduce noise reaching guest rooms and balance thermal load.

Before the visit

Before our visit in Al Hafnah

  1. 1

Bring the building plan and current system layout

Prepare an architectural plan showing room layout, duct runs and outdoor unit positions, and send details of any current temperature control issues.

  2. 2

Agree visit timing with hotel management

Coordinate with the hotel manager or maintenance team to choose a visit time that does not disturb guests, ideally during scheduled routine maintenance.

  3. 3

Ensure roof and outdoor unit access

Check that the roof is safe to work on and outdoor units are easily accessible to the team without causing disruption or delays.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do we give each guest independent temperature control?

We install smart control valves in the ducts, and wire each room to a separate thermostat so guests adjust temperature without affecting adjoining rooms.

The hotel runs round the clock, how do you balance maintenance with guest operations?

We coordinate with hotel management to perform checks and cleaning during routine maintenance hours or low-occupancy periods, avoiding times that would disturb guests.

Dust from the east affects the filters, how often do we clean them?

In Al Hafnah, dust and heat speed up filter clogging, so we recommend monthly filter checks and cleaning or replacement as needed, backed by a maintenance contract for sustained efficiency.

Are the outdoor units protected from the high heat and dust here?

We mount outdoor units with adequate clearance from walls to ensure good airflow, and recommend protective canopies and annual inspections to clear accumulated dust from the coils.
