When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Hamdaniyah holds small to medium hotels, some in simple modern buildings and others with incremental expansions, needing scalable HVAC systems that can grow or be adjusted. Summer heat and coastal humidity are intense, and separate guest rooms need precise control so no room suffers from excessive cold or heat. Maintenance requires coordination with the front desk to avoid disturbing guests during peak hours.
Al Hamdaniyah sits in east Jeddah, a mixed district of small to medium hotels and residential blocks spread across moderate open spaces.
Most small hotels here use either simple central systems or multiple split units, depending on the hotel's size and number of rooms.
The AC setup in Al Hamdaniyah
- 1
Multi-zone split system
Breiman's small hotels benefit from multi-zone split systems with multiple indoor units connected to one or two outdoor units, offering independent room control at a reasonable cost.
- 2
Simple central system for larger hotels
Medium-sized hotels may use a basic central system with ducting and manual or semi-automated controls over groups of adjacent rooms.
- 3
Separate ventilation fans for corridors and lobbies
Long corridors and lobbies need separate ventilation apart from guest room systems to ensure fresh air and reduce odour and humidity buildup.
Before the visit

Confirm room count and basic floor layout
Tell us the planned or current number of guest rooms and provide a basic sketch of room and corridor layout so we can accurately measure spaces.
- 2
Show available outdoor equipment location
Show us where outdoor units can be placed on the roof or courtyard, and confirm the location is safe and accessible for future servicing.
- 3
Agree installation timing with the front desk
Ask the front desk to identify the lowest guest occupancy times for installation with minimal disruption, or plan work during closure periods if possible.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our hotel is small now but may expand later, can the system grow with us?
Yes, we design scalable systems where you can add rooms, extend piping and controls gradually without replacing the whole installation.
How do you handle guests complaining of too much cold or heat in their rooms?
Each room has its own thermostat for independent control, we train front desk staff to adjust basic settings, and we regularly inspect the system to ensure balanced distribution.
Humidity in summer is very high, does that affect AC performance?
Yes, high coastal humidity in summer increases the cooling load, so we select units with sufficient capacity and install extra dehumidification in corridors and lobbies.
Do we need a large roof area for outdoor units?
It depends on the number of rooms and system size. We inspect the roof and available spaces before design, and use courtyards or walls if needed.
