When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Hijaz is a mid-range expansion zone with mid-tier hotels, sports facilities and tourist stops; buildings are relatively modern but of uniform, simple design, and guests expect basic comfort rather than ultra-luxury. Temperatures rise steeply in summer, especially on east and south-facing walls, and hotels seek to balance comfort with electricity savings. The simple building design allows straightforward installation of outdoor units and piping without architectural complications.

Al Hijaz lies in east Jeddah, a mid-range expansion zone with mid-tier hotels and sports facilities.

Most Al Hijaz hotels use standard split units with basic thermostats, and outdoor units are mounted on roofs in organised rows for easy maintenance.

The AC setup in Al Hijaz

  1. 1

Standard split per room or pair of rooms

Each outdoor unit supplies one or two indoor units depending on room size and heat load.

  2. 2

    Programmable thermostat without AI

Control units allow time and day-based temperature programming without requiring a mobile app.

  3. 3

Organised roof units for easy maintenance

Outdoor units are mounted in organised rows on the roof with spacing for easy access and routine maintenance.

Before the visit

Before our visit in Al Hijaz

  1. 1

Confirm roof capacity for unit weight

Before installation, confirm that the roof can safely support the combined weight of all outdoor units, especially in multi-storey hotels.

  2. 2

Plan piping routes from roof to rooms

Agree on copper and electrical pipe routes from roof via corridors and internal spaces to each room.

  3. 3

Ensure adequate power circuits are available

Check that the hotel's main electrical circuits can handle all units running simultaneously without overload.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you balance full comfort with electricity savings?

We install units sized to room dimensions and heat load, with programmable thermostats that adjust speed automatically, reducing consumption without sacrificing comfort.

Guests arrive from different regions; do units handle variable heat loads?

Yes, modern units have variable-speed compressor technology that adjusts output to demand, handling heat load variations smoothly.

Can your team easily access the roof units during maintenance?

Yes, the straightforward hotel design in Al Hijaz allows easy roof access. We confirm stair and pathway safety and adequate working space for our team.

When should I call for maintenance, and are there extra charges?

We recommend monthly cleaning and quarterly checks. Routine maintenance costs are set beforehand, and any repairs beyond standard servicing are charged based on the fault type.
