When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Modern hotel and apartment buildings in Al Hijrah, typically tower blocks with shared corridors, reception lobbies and multi-level rooms. The HVAC system here must deliver independent climate control per room to ensure guest comfort, while conditioning air in lobbies and corridors to manage humidity and odours. Routine maintenance happens outside guest hours to avoid disturbance.

Al Hijrah sits in north-east Jeddah, a district of modern hotels, resorts and upscale serviced apartments.

Most hotels here run a central chiller plant with individual room units or separate fan coils per room.

The AC setup in Al Hijrah

  1. 1

Central plant with independent room units

Modern hotels in Al Hijrah use central chillers supplying chilled water to each room's independent fan coil or split unit for direct climate control.

  2. 2

Dedicated air handling for lobby and corridors

A separate central AHU conditions the lobby, corridors and entrance areas with humidity and odour control, independent of the room circuits.

  3. 3

    Smart room control system

Newer hotels in Al Hijrah use smart control systems that let guests adjust temperature and fan speed from a wall panel or mobile app.

Agree a maintenance schedule with hotel management

Discuss with hotel management the best times for routine servicing and cleaning to avoid clashing with guest stays and bookings.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can your hotel guests control the temperature independently?

Each room has its own thermostat, letting the guest set the temperature to their preference, while the central plant balances the overall load across all rooms.

When is routine maintenance scheduled to avoid disturbing guests?

We schedule maintenance and cleaning work during quiet periods, typically early morning or late afternoon, and coordinate with hotel management to ensure no clashes with room occupancy.

The lobby and corridors sometimes feel damp, how do you keep these areas fresh?

We circulate conditioned air with humidity control through the lobby and common areas, keeping excess moisture and odours in check even in the humid coastal weather.

With many rooms and varying occupancy, can the system handle the load changes?

The central plant is sized for peak demand, and each room unit or fan coil runs only when needed, so the system automatically adjusts as occupancy changes throughout the day.
