Hotel and hospitality HVAC
Hotel HVAC in Al Shara'i
In Al Shara'i, north-east Jeddah, boutique hotels and mid-sized serviced apartments are spreading. We design HVAC systems that let each guest control their temperature independently while keeping shared corridors and areas quiet and fresh.
- Room quiet
- Individual control
- Non-disruptive maintenance

When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Mid-sized hotel buildings in Al Shara'i, typically 50 to 150 rooms with a modest lobby and corridors on several levels. These properties need a balanced HVAC approach, since the cost and complexity of a large hotel system is not justified. We install separate fan coils per room or small clusters, with conditioned air circulating through the lobby and passages.
Al Shara'i lies in north-east Jeddah, a district of steady hotel and resort growth, with mid-sized properties opening.
Most Al Shara'i hotels run split units or fan coils per room or per pair of adjacent rooms.
The AC setup in Al Shara'i
- 1
Separate fan coil per room
Each room has its own horizontal fan coil in the ceiling or cabinet, with an independent thermostat for guest control.
- 2
Central AHU for lobby and corridors
A single, simple AHU serves the lobby and corridors with filters and humidity control, mounted in a plant room or on the roof.
- 3
Small boiler or compact chiller
Some smaller Al Shara'i hotels use a compact chiller feeding the fan coils, or a small water heater for winter heating.
Before the visit

- 1
Get the room count and floor levels
Tell us the total rooms, their distribution across levels and the lobby and corridor area, so we choose the right fan coil and chiller size.
- 2
Provide photos of outdoor space and roof
Share photos of the roof or outdoor area where condensers will be placed, to ensure there is enough space and airflow.
- 3
Confirm the plant room location
Ensure there is a safe, well-ventilated plant room for the chiller or heater and main units, with easy access for servicing.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Can a small hotel's HVAC be both simple and efficient?
Yes, by using separate fan coils per room with simple controls, the system stays easy to maintain and energy-efficient without unnecessary complexity.
Can we improve air quality in the lobby without major expense?
We can add a simple air-handling unit in the lobby and corridors with humidity and odour control, which does not require complex ductwork or heavy capital outlay.
Al Shara'i is close to the highway, does air pollution affect the hotel?
Yes, high-grade filters in our air units block exhaust fumes and dust from entering the rooms and lobby.
How often should the hotel's HVAC be serviced yearly?
We recommend cleaning fan coils and filters every three months, with full system checks twice yearly to maintain efficiency and air quality.
