Hotel and hospitality HVAC

Hotel HVAC in Al Sharqiyah

In Al Sharqiyah, north-east Jeddah, where medium-sized hotels and commercial offices cluster in modern buildings, HVAC must balance efficiency with individual zone control. Alrabih supplies high-performance splits with independent management per floor or zone.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Buildings in Al Sharqiyah are newer and more efficient than older districts, but mix hotels, office towers and commercial parks with different demands. A hotel needs independent control per room, while an office floor needs unified cooling with simple zone control. The location's north-east exposure means intense heat on north and east facades, requiring powerful outdoor units and balanced heat distribution.

Al Sharqiyah is in the north-east away from coast, a mixed district of hotels, offices and commercial parks in modern buildings.

Most Al Sharqiyah hotels and office buildings use distributed split units with smart floor or zone controls.

The AC setup in Al Sharqiyah

  1. 1

Distributed splits for hotel with individual controls

High-performance splits distributed across hotel rooms with individual remote for each room or suite group.

  2. 2

Unified system for offices with simple zone control

Office floors need a unified system with simple large-zone control instead of complex individual management.

  3. 3

Powerful outdoor units for intense heat

Intense heat on east and north facades demands high-capacity compressors and strong thermal insulation on ducts and pipes.

Before the visit

Before our visit in Al Sharqiyah

  1. 1

Obtain an architectural plan showing hotel and office separation

We need a plan clearly showing hotel rooms, office floors and common areas to design two separate systems accurately.

  2. 2

Identify sun-exposed facades and outdoor unit locations

Tell us which facades face direct sun (east and north) and where outdoor units can be mounted on roofs or walls.

  3. 3

Coordinate with both hotel and office management on maintenance and timing

Agree with both hotel and office management on assessment and installation timing to avoid disrupting either operation.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Hotel and offices are in the same building, how do you separate their cooling?

We install a dual system: independent high-performance splits for hotel rooms with individual control, and a separate unified system for office floors with simple zone control.

Heat from the sun on east and north facades is very intense, how do you reduce that load?

We select powerful outdoor units with high-capacity compressors, and fit solar filters and thermal insulation on windows and long walls exposed to direct sun.

Air ducts are long from the outdoor unit, does this affect performance?

Yes, long runs need larger-diameter copper pipes and strong thermal insulation to prevent cooling loss, and we calculate exact lengths before installation.

Office staff want uniform temperature but the hotel wants individual control, can one system handle both?

No, we install two completely separate systems: one for offices with simple centralised control, another for the hotel with independent per-room control, so neither affects the other.
