When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Khaleej buildings are relatively modern and uniform in height, mostly hotels and serviced apartments with small to medium rooms, and the core demand is room-by-room control with silent operation. Centralised systems with concealed ducts suit these buildings, but routine maintenance must be pre-arranged with the hotel to avoid power cuts or noise during night hours.
Al Khaleej is a modern hotel district in north Jeddah, comprising newly built hotels and serviced apartments with standardised service facilities.
Most hotels and serviced apartments here use centralised AC with separate room controls, with outdoor units mounted on building rooftops.
The AC setup in Al Khaleej
- 1
Centralised system with separate concealed ducts per room
The compact serviced apartments benefit from one centralised unit distributing air through separate ducts, allowing independent room control and easy maintenance.
- 2
Outdoor units on rooftops with vibration isolation
Outdoor units are mounted on secure rooftops away from windows and balconies, with vibration isolators that reduce noise and vibration transmission.
- 3
Separate drainage points on each floor
Coils and ducts connect to separate drainage points on each floor, preventing water and moisture accumulation in corridors.
Before the visit

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you manage noise and vibration in a centralised system like this?
We fit vibration isolators under the indoor and outdoor units, and select duct diameters that reduce air velocity and minimise noise.
The serviced-apartment rooms are compact, can one system serve multiple rooms?
Yes, we design one centralised system with separate ducting to each room, and each room has its own thermostat with no cross-control between suites.
If we need emergency maintenance in the middle of the night, how do you do it quietly?
We follow a quiet night-service protocol: working from plant rooms and rooftops, and avoiding entry to occupied rooms except in urgent cases.
The ducts are in the suspended ceiling, do they need regular cleaning?
Yes, we recommend cleaning every one to two years depending on use, done through safe access points without opening walls or affecting décor.
