Hotel and hospitality HVAC
Hotel HVAC in Al Shiraa
In Al Shiraa, north Jeddah, hotels and serviced apartments need HVAC systems where each room controls its own temperature independently, keeping lobbies and corridors humidity- and odour-free. Alrabih designs centralised systems with individual units in each room and schedules maintenance when guests are least disturbed.
- Room quiet
- Individual control
- Non-disruptive maintenance

When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Shiraa is a newer neighbourhood hosting hotels of various categories and serviced apartments in multi-storey buildings across relatively open plots. This layout allows easier routing of centralised AC ductwork than older districts, but hotels need systems that let each room control its temperature separately and ensure fresh air flows through corridors and reception. Maintenance must happen at set times after morning checkout or during low occupancy, to avoid disturbing guests and affecting their ratings.
Al Shiraa lies in north Jeddah, a newer district built around hotels and residential apartments in multi-storey blocks.
Most hotels here run centralised AC systems with separate control units per room, and air ducting runs through floor corridors.
The AC setup in Al Shiraa
- 1
Centralised system with separate room units
The hotel relies on a central chiller unit distributing cooled air via ducts to each room, with its own thermostat for guest control.
- 2
Humidity control units in corridors
Corridors, reception and common areas require additional units to maintain steady low humidity levels.
- 3
Air pressure balance between floors
Tall-building systems need precise pressure balancing between floors to ensure even air delivery to every room.
Before the visit
Before our visit in Al Shiraa
- 1
Confirm room count, floors and common spaces
Tell us the number of guest rooms, floors and common areas (reception, restaurants, lounges) so we size the system correctly.
- 2
Clarify outdoor and chiller unit locations
Show where the roof or yard will house outdoor units, and which basement or floor holds the central chiller if applicable.
- 3
Agree maintenance schedule with management
Coordinate with the hotel manager on regular maintenance and repair timings to avoid peak occupancy clashes.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you ensure each guest controls their room temperature independently?
We design the centralised system with an indoor unit and separate thermostat in each room, so every guest adjusts their temperature without affecting other rooms.
Our corridors and reception sometimes feel humid, what is the solution?
We add humidity controls in corridors and public areas, and ensure sufficient airflow to maintain steady low humidity in shared zones.
When can maintenance happen without disturbing guests?
We schedule maintenance after morning checkout hours or during seasonal low periods, and brief reception in advance about any work that needs room access.
Our ductwork may run long distances through the building, does that affect performance?
Long duct runs need stronger blower fans and precise pressure balance per floor, which we calculate during design and installation.
