Hotel and hospitality HVAC

Hotel HVAC in Al Marj

In Al Marj, north-east Jeddah, hotel HVAC means systems that let every guest control their own temperature and keep corridors and lobbies quiet and dry. We design and refine these systems to meet guest expectations from the moment they step into their room.

  • Room quiet
  • Individual control
  • Non-disruptive maintenance

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Marj hotels range from mid-range to upscale, mostly built with modern architecture and multi-storey room layouts. These need balanced cooling across hundreds of rooms without humidity or odour seeping from common areas into guest rooms, plus maintenance that happens only during hours that do not disturb occupants. Central AC systems with separate ductwork per wing and independent thermostats in each room are the standard here.

Al Marj lies in north-east Jeddah, a growing area of modern hotels and residential towers away from the historic centre.

Most Al Marj hotels run central AC systems with multiple roof fans and dedicated plant rooms requiring regular scheduled maintenance.

The AC setup in Al Marj

  1. 1

Central system with separate ducts per wing

Large Al Marj hotels need regulated air distribution across several wings, each with its own thermostat and outlet.

  2. 2

    Smart thermostats in every room

Every guest room has a smart control unit letting the guest adjust temperature and humidity to their preference.

  3. 3

Central plant room with powerful fans

Al Marj hotels need a dedicated plant room with chilling pumps and roof fans built for continuous operation.

Before the visit

Before our visit in Al Marj

  1. 1

    Provide the hotel's floor plans

Show us the room and wing layout plus corridor routes so we can map ductwork and thermostats accurately.

  2. 2

Identify the plant room and roof access

Tell us where the plant room and roof are, as that is where the outdoor units and fans will be mounted.

  3. 3

    Confirm the hotel's operating schedule

Agree with us on a maintenance and check schedule that avoids guest check-in times and peak occupancy periods.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you give each room independent control without neighbouring rooms affecting it?

We install smart thermostats in each room linked to sectioned ductwork, and regulate airflow by each guest's request, so rooms do not affect one another.

Corridors and lobbies need special ventilation, how do you control humidity and odour there?

We design separate air paths for common areas with advanced filters and extra ventilation, so no humidity or odour seeps into guest rooms.

When can you do routine maintenance without disturbing guests?

We agree a maintenance schedule with the hotel outside peak and night hours, and carry it out in plant rooms and on the roof without entering occupied rooms.

Temperatures outside Al Marj are high, does this affect system performance?

We select outdoor units with adequate capacity to handle the high heat, and arrange them to manage condensation effectively without seepage.
