When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Mawaddah is a diverse medium-density residential area in east Jeddah with budget hotels and short-term apartments distributed across relatively new residential buildings. These hotels need simple HVAC systems with fast repair options and no complex technology, because operating and maintenance costs directly affect margins. The buildings are typically tightly packed with close-set units and limited ductwork space, so we choose between splits and small central systems based on room count and budget.
Al Mawaddah is in the east, a diverse residential area with budget hotels and short-term apartments in modern buildings.
Most Al Mawaddah hotels use separate splits or small central systems with simple design and low maintenance costs.
The AC setup in Al Mawaddah
- 1
Independent splits per room without ductwork
Small Al Mawaddah hotels typically use separate splits because residential buildings do not have enough space for central ductwork.
- 2
Small central system for mid-sized hotels
Hotels with 30 to 40 rooms may benefit from a simple central system with partial ductwork and control from a single reception.
- 3
Outdoor units on balconies and walls
Al Mawaddah residential buildings offer suitable balconies and exterior walls for unit mounting with minimal building changes.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Our small hotel has 20 rooms in a residential building, are splits cheaper than central AC?
Splits are cheaper to install and maintain for small hotels without complex ductwork, but central is more efficient if the building allows simple duct runs.
The hotel is in a busy residential building, where do we place the outdoor units?
In crowded Al Mawaddah buildings, we mount units on balconies or exterior walls after coordinating with building management and following neighbourhood rules.
How do we lower the electricity bill for a budget hotel?
We select units with high energy ratings, and advise programmed operation based on occupancy and avoiding very low temperature settings when rooms are empty.
Repair of a broken unit will be costly for a small hotel, how long does routine maintenance take?
Monthly routine maintenance takes just one hour and includes filter and coil cleaning, which greatly reduces the chance of major breakdowns.
