When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

- Preventive and corrective maintenance contracts
How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Tilal is a high desert district east of the coast, home to resort hotels where guests come for desert views. Summer temperatures can exceed 50 degrees Celsius, and fine dust enters every building crack, clogging air filters and evaporator coils fast. Cooling systems must have very high capacity to deliver guest comfort, and routine maintenance must include filter and coil cleaning every few weeks.
Al Tilal sits in east Jeddah's high desert and is a resort district facing extreme heat and fine dust.
Most hotels here run high-capacity centralised cooling units with multi-stage filters and robust drainage systems to handle desert dust.
The AC setup in Al Tilal
- 1
High-capacity centralised cooling unit
Desert hotels need a very high-capacity cooling unit to handle temperatures exceeding 50 degrees Celsius, with a robust distribution system feeding each room.
- 2
Multi-stage filters against dust
Desert dust demands multi-stage filters to trap particles before they reach internal coils and to maintain system efficiency.
- 3
Outdoor units shaded from direct sun
Outdoor units in the desert need placement in the shadiest available spot with strong ventilation around the base to prevent condenser overheating.
Before the visit
Before our visit in Al Tilal
- 1
Gather annual temperature and dust data
Before the visit, share recorded peak temperatures and the seasons when dust increases most so we can design the system to match actual conditions.
- 2
Confirm available spaces for outdoor units and shade
Identify potential sites for outdoor unit placement and any natural shade or nearby structures, so we choose the best location to avoid direct heat.
- 3
Coordinate with the hotel on intensive maintenance schedule
We need to meet your manager to schedule filter and coil cleaning every two weeks or monthly during the hot season to maintain efficiency.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Extreme heat affects cooling capacity, how much does the hotel need?
Capacity depends on hotel size, room count and insulation levels. At extreme heat above 50 degrees, you may need cooling capacity 20 to 30 per cent above standard ratings. We assess your needs on site before design.
Dust clogs filters very quickly, what should we do?
We install multi-stage filters and recommend checking them every two weeks, cleaning or replacing them as needed. Early filters catch coarse dust and later ones protect the internal coils.
Extreme heat may affect the outdoor units, do they need extra ventilation?
Yes, we mount outdoor units in the shadiest spot possible and add ventilation systems around the base to ensure free airflow. If shade is not available, we recommend a solar shade panel on the unit.
Dust accumulates on coils quickly, does this affect cooling?
Yes, accumulated dust reduces evaporator and condenser efficiency and raises the refrigerant temperature. We schedule coil cleaning every month or two during the desert season to prevent efficiency loss and maintain cooling speed.
