When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Murjan blends traditional residential buildings with small modern hotels, many of which operate from partially developed residential towers. This means HVAC space is often limited, ducts run through tight walls and low ceilings, and outdoor units are constrained by planning or architectural rules. Guests expect the same comfort as in large hotels, so the design must distribute air wisely and isolate noise between adjoining rooms.

Al Murjan sits in central north Jeddah, a mixed residential development area with small and mid-range boutique hotels.

Most small hotels here use multiple split units or compact central systems due to space limits and building constraints.

The AC setup in Al Murjan

  1. 1

    Multiple split units in rooms

Small hotels here often use one split unit per guest room, allowing full control and avoiding major building works.

  2. 2

Compact central systems in newer buildings

Newly built hotels in Al Murjan install compact central systems with ducts hidden in thin walls and low ceilings.

  3. 3

Outdoor units on walls and narrow rooftops

Due to space limits, outdoor units mount on external walls in protective cages or on very small rooftop areas.

Before the visit

Before our visit in Al Murjan

  1. 1

Request architectural drawings of the building and rooms

Get drawings showing room layout, load-bearing walls, ceiling heights and existing ducts to plan the best duct routes and outdoor unit locations.

  2. 2

Survey available space for outdoor units

Visit and inspect rooftops and external walls, identifying safe and legal spots for outdoor units that comply with building codes and do not trouble neighbours.

  3. 3

Agree maintenance times with hotel management

Agree with the hotel manager on maintenance times that suit guest schedules, and identify which rooms are occupied daily to avoid disturbance.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our hotel is in an older residential block, can you install HVAC without major building changes?

Yes, we use split units or compact central systems that fit existing walls and ceilings, with pipes carefully concealed and distribution ducts with minimal building alteration.

The rooms are very close, how do you prevent noise transfer between them?

We install sound-insulated pipes and ducts, use indoor units with quiet motors, and angle air outlets to reduce noise transmission between adjoining rooms.

Rooftop space is limited for outdoor units, how do you cope?

We use high-efficiency outdoor units to reduce the count, or mount them on external walls in protective cages, ensuring adequate ventilation and safe water drainage.

Can you do maintenance without disturbing the guests in the hotel?

Yes, we schedule maintenance during quiet hours like early morning or late evening, and power down unoccupied units first to minimise disruption.
