When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Nada is a relatively modern district east of Jeddah with hotels ranging from small multi-storey properties to large complexes. These buildings need sophisticated central HVAC systems that manage temperature precisely across dozens of rooms simultaneously and control humidity in shared areas like lobbies, corridors and function rooms. The newer layout and open spaces allow better planning of outdoor units and ductwork, but maintenance must be carefully timed so occupied rooms are not disturbed.

Al Nada lies in East Jeddah, a newer district developed around hotels of varying standards and brands.

Most hotels in Al Nada run central HVAC systems with separate controls for individual rooms or room groups.

The AC setup in Al Nada

  1. 1

    Central system with room-level controls

Al Nada hotels rely on a central chiller serving the entire wing, with a mixing box in each room adjusting temperature to guest request.

  2. 2

    Dehumidifiers for shared areas

Lobbies, corridors and function rooms need separate dehumidifiers from the main cooling system to protect furnishings and ensure guest comfort.

  3. 3

High-capacity outdoor units with sun protection

Large hotels need very powerful outdoor units, and in Al Nada we advise protecting them from direct sun and dust to maintain efficiency.

Before the visit

Before our visit in Al Nada

  1. 1

Obtain the hotel layout and maintenance schedule

Before the first visit, ask us for a floor plan showing outdoor unit and ductwork locations, and any previous maintenance schedule.

  2. 2

    Schedule maintenance with hotel management

Coordinating maintenance time with hotel management is critical to avoid guest disruption, so request low-occupancy times or room-cleaning windows.

  3. 3

Ensure outdoor units are safely accessible

Outdoor units are typically on the roof or in the hotel yard, so check that stairs and walkways are safe and the roof clear of obstacles before the visit.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you design a system giving each guest independent temperature control?

We fit separate controls in each room or small groups of rooms, with a central air distribution system that draws from one source but divides at the branches, so each guest can adjust their temperature freely.

Our lobbies and corridors trap high humidity, what is the solution?

We install a separate dehumidifier in the lobby and corridors, and calibrate the cool dry air flow from the central system to stay above dew point, keeping shared areas free of moisture and mould.

How do you balance regular maintenance with guest comfort?

We schedule maintenance during low occupancy or early morning, and focus on simple checks and cleaning that do not require shutting down the whole unit or disturbing occupied rooms.

East Jeddah's intense heat, does it affect central system efficiency?

The open areas of East Jeddah expose outdoor units to high heat loads, so we recommend shading them with canopies or metal frames, and checking condenser cleaning every two weeks in summer.
