Hotel and hospitality HVAC

Hotel HVAC in Al Rabwah

In Al Rabwah's central Jeddah hotels, each guest room needs independent temperature control, whilst corridors and lobbies must stay balanced and free of humidity. Alrabih designs hotel HVAC systems that blend individual comfort with central efficiency.

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Rabwah is a medium-density district with mid-sized hotels and boutique properties in modern buildings with reasonable outdoor space. This layout allows better distribution of outdoor units and duct runs in corridors without severe crowding, but independent room control calls for precise ductwork and separate thermostats that also balance heat and humidity in shared areas.

Al Rabwah sits in central Jeddah, a district of medium-scale modern hotels and residential complexes with regular streets and well-defined building footprints.

Most Al Rabwah hotels run central ducted systems distributed to separate rooms, each with its own thermostat.

The AC setup in Al Rabwah

  1. 1

Central system with ducts and separate thermostats

Al Rabwah hotels rely on one or two central cooling units feeding a duct network to each room independently.

  2. 2

Separate conditioning for common areas and corridors

Corridors, lobbies and shared spaces need separate ventilation and humidity control to prevent odour and excess moisture accumulation.

  3. 3

Outdoor units distributed across the roof

Most Al Rabwah hotels have spacious roofs allowing several outdoor units to be arranged safely and neatly.

Before the visit

Before our visit in Al Rabwah

Confirm the hotel layout and occupied rooms

Tell us the number of floors, rooms and which are occupied so we can survey and design without disturbing guests.

  2. 2

Ensure safe access to the roof and outdoor units

Make sure the roof is safe and clear, and that management permits safe access to the outdoor unit areas.

  3. 3

Coordinate visit times with hotel management

Agree with us on a time that avoids peak hotel activity, ideally before the busy season or during known maintenance windows.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can each hotel room maintain a different temperature independently?

We use a central duct system with smart dampers and individual thermostats per room, so each guest controls their temperature without affecting neighbouring rooms.

Al Rabwah's streets are regular, is it easy to mount outdoor units on roofs?

Yes, most Al Rabwah hotels have spacious roofs and organised outdoor areas, which allow us to distribute units safely and efficiently, making routine maintenance easier.

Humidity in central Jeddah affects the corridors and common areas, how do you manage it?

We design separate ducts for common areas with precise humidity and ventilation tuning, to prevent moisture and odour buildup in corridors and lobbies.

Routine maintenance cannot disturb hotel guests, how do you schedule it?

We coordinate with hotel management to schedule maintenance during set hours or on unoccupied floors, using low-noise equipment to minimise disruption.
