When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Nuzha hotels are close to shopping zones and markets, surrounded by dense residential and commercial blocks, so ambient heat is higher than peripheral districts. Available space for ductwork and outdoor units is limited due to high building density, requiring precise planning of unit and duct placement. Humidity from crowds and commercial activity increases dehumidifying load, and maintenance coordination with this busy property demands careful scheduling.

Al Nuzha sits in central Jeddah near markets and shopping hubs, a dense residential and commercial district.

Hotels here rely on mid-sized central systems with multiple zones, with outdoor units typically sited on roofs or in tight spaces.

The AC setup in Al Nuzha

  1. 1

Mid-sized central system with flexible zones

The downtown hotel needs a mid-sized central system with flexible zoning to match room and lobby layout.

  2. 2

Rooftop outdoor units with multi-level ventilation

Roofs are the best option for outdoor units, and we arrange multi-level vents to avoid interference from neighbouring buildings.

  3. 3

Flexible ducts in existing building voids

Downtown hotels lack large open spaces, so we run flexible ducts through existing voids between walls and ceilings.

Before the visit

Before our visit in Al Nuzha

  1. 1

Get roof and void layout drawings

Before the visit, send drawings showing roof layout, available voids and obstacles so we can precisely plan unit and duct placement.

  2. 2

Coordinate with management on restricted areas

Identify with management areas that cannot be closed or modified, such as tight roofs or main corridors.

  3. 3

Agree on installation and maintenance away from peak bookings

Coordinate installation and maintenance schedules with the hotel during low-occupancy periods to avoid disturbing guests.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Urban heat is high and space is tight, is installation feasible?

Yes, we carefully position outdoor units on roofs or available corners, and use flexible horizontal and vertical ducts to fit confined space.

The hotel is busy all the time, how do you fit maintenance in?

We set a tight maintenance window during low-peak hours and emphasise preventive service to minimise any emergency downtime.

Humidity is high downtown, does that affect the system?

Yes, commercial activity and people density raise humidity, so we install stronger drain strainers and monitor drain pans regularly to prevent mould.

Guests arrive from worldwide with different expectations, how do you handle that?

Each room has its own independent thermostat the guest adjusts to their preference, and we zone the system so adjustments in one room don't spill into neighbours.
