When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Rahmaniyah is a newer growth zone in east Jeddah with mid-sized hotels and boutiques alongside residential compounds. These hotels are typically built on relatively open plots with enough outdoor space for central AC units and heat pumps. The dry desert setting and intense summer heat make humidity control and rapid cooling a priority, and central ductwork design allows night-time maintenance without disturbing guests.
Al Rahmaniyah is in the east, a newer growth area with mid-sized hotels on open plots that allow central HVAC runs.
Most hotels here use central systems with ductwork distribution to rooms and maintenance during off-peak hours.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you design HVAC for a 50-room hotel in Al Rahmaniyah?
We design a central system with a separate thermostat for each room and independent control of the cool air, sizing the capacity based on the hotel's size and expected occupancy.
Our street is wide and we have a sports court behind the hotel, where do we place outdoor units?
The open back space typical of Al Rahmaniyah is ideal for mounting outdoor units away from the hotel façade, which cuts noise and eases maintenance and cleaning.
Jeddah's summer is very hot, can your HVAC handle constant heat?
We select high-capacity heat pumps and compressors designed for desert climates, and recommend seasonal maintenance in spring to confirm system performance before peak heat arrives.
How do you avoid noise from corridor and lobby units that disturbs guests?
We use quiet distribution systems with sound insulation in the ducts, and recommend night-time maintenance of compressors and fans when guest rooms are occupied.
