When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Riyadh in east Jeddah is a newer premium area with luxury hotels and small resorts built to high architectural standards. These projects typically have spacious runs for smart ductwork and advanced heat pumps, and often request mobile or app-based control to pre-cool rooms before guests arrive. Intense desert heat and coastal humidity make precise thermal design essential to prevent condensation and high moisture in luxury rooms.

Smart central system with insulated ducts

Modern hotels in Al Riyadh use thermally insulated central ducts with smart controls to balance comfort and efficiency in every room.

  2. 2

    High-efficiency heat pumps

Most premium projects in Al Riyadh select modern inverter heat pumps to reduce electricity consumption and improve cooling performance.

  3. 3

Outdoor units mounted on spacious roofs

The spacious areas in Al Riyadh resorts provide safe, remote locations for mounting outdoor units and coolers away from guest sight lines.

Before the visit

Provide us with the complete architectural plan and thermal load study from the consultant so we design a system matching the hotel's expectations.

  2. 2

Agree on target comfort and noise levels

Set the target temperatures and acceptable noise levels with the hotel before the visit so we choose appropriate equipment.

  3. 3

Confirm availability of safe roofs and exterior spaces

Confirm the roof is strong and safe for mounting compressors and heat pumps, and that there is enough space for ventilation and future maintenance.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you integrate smart HVAC control in a modern hotel?

We install smart thermostats linked to the hotel network, allowing the front desk to monitor each room's temperature and adjust cooling before the guest arrives.

The resort requests a virtually silent system, is that possible?

We use high-efficiency compressors and advanced sound insulation in ducts and outdoor units, reducing noise below 35 decibels in luxury rooms.

Desert heat affects condensation in the ducts, how do you address it?

We design ducts with thick thermal insulation and separate water drainage per zone, setting a target relative humidity to hotel comfort standards.

The hotel wants to save energy without sacrificing comfort, what is the solution?

We recommend high-efficiency heat pumps and smart programming that adjusts cooling based on occupancy and time of day, automatically reducing cooling when rooms are empty.
