When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Sahl hosts hotels of varying sizes from the city centre to newer growth areas, some with modern construction and others older and needing upgrades. Older buildings may have narrow ducts and complex layouts calling for careful redesign, while newer hotels offer more flexibility. High temperatures and coastal humidity in the south increase cooling load, especially for hotels near the waterfront.

Al Sahl lies in south Jeddah, a commercial and hotel district stretching from the city centre into new growth areas.

Hotels in Al Sahl range from older centralised HVAC systems needing upgrades to modern units with separate systems per floor.

The AC setup in Al Sahl

  1. 1

Hybrid system for Al Sahl's mixed older and newer hotels

Some sections retain upgraded centralised units whilst others get new standalone systems depending on budget and building structure.

  2. 2

    Enhanced coastal humidity drainage

High coastal humidity demands robust drainage and larger collection areas to prevent moisture and mould buildup.

  3. 3

    Salt-resistant outdoor units

Outdoor units are selected with rust and salt-resistant finishes to extend their lifespan in a coastal environment.

Before the visit

Before our visit in Al Sahl

  1. 1

Inspect the condition of existing ducts and system

Before the visit, identify locations of main ducts and current units, noting any known leaks or damage that might affect the new design.

  2. 2

Provide room layout and maintenance priorities

Send a rough floor plan showing the number of storeys, room distribution and common areas, and note whether maintenance during operation is feasible.

  3. 3

Confirm access to roof and side walls for outdoor units

Verify that the roof and side walls are safely accessible to the team and equipment vehicle.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our hotel is older with tight ducts; can we upgrade the system?

Yes, we assess the existing ducts and design an improved system using available space, or replace the pipes with larger ones if the building permits.

The hotel is near the sea; does salt air damage the equipment?

Coastal salt and humidity accelerate copper and aluminium corrosion, so we specify corrosion-resistant materials and recommend regular cleaning of outdoor units.

Al Sahl summers are humid and very hot; what capacity do we need?

High heat and humidity significantly increase cooling load, so we calculate capacity based on peak expected temperature and humidity with additional safety margin.

The hotel hosts large conferences; how do we control humidity in conference halls?

We design dedicated humidity drainage for conference halls with a smart humidity controller monitoring discharge to ensure a healthy, comfortable atmosphere.
