When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nuzlah Al Yamaniyah is a zone of modern growth south of Jeddah, hosting contemporary hotels and properties in tall buildings and new scattered projects with wide grounds and protected roofs. Guests here expect modern comfort and independent room control with low environmental impact, so advanced central systems with smart controls and high energy efficiency are required. Wide grounds ease ductwork and outdoor-unit routing, and regular maintenance proceeds smoothly with safe parking and open roof access. High heat and strong sun demand robust central units and good thermal insulation.

Al Nuzlah Al Yamaniyah is in south Jeddah, a district of modern hotels and properties with contemporary scattered projects and wide grounds.

Most modern hotels here have smart central branches to each room fed from a high-efficiency central unit controlled by a unified board.

The AC setup in Al Nuzlah Al Yamaniyah

  1. 1

    High-efficiency central with smart branches

Energy-efficient central cooling feeding smart branches to each room with advanced programmable thermostats and remote monitoring.

  2. 2

Enhanced thermal insulation against intense heat

Modern buildings here need strong thermal insulation in ceilings, walls and windows to cut heat leakage and reduce AC load.

  3. 3

Robust central units on protected roofs

Protected, wide roofs provide ample space for high-capacity central units with strong drainage and safe maintenance access.

Before the visit

  1. 1

    Get roof and ground-level plans

Send us diagrams of roof, ground level and floors so we can design ductwork and unit placement for maximum efficiency.

  2. 2

    Define power and service requirements

Confirm main electrical supply capacity and available circuits for the new system, and identify water drain points for central units.

  3. 3

    Schedule installation and maintenance times

Agree with hotel management on installation phases and future maintenance schedules that do not clash with peak occupancy seasons.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How can we achieve high energy efficiency while giving guests full control?

We install an advanced central system with smart thermostats in each room that measure actual use and reduce load from unoccupied units, cutting consumption significantly.

Do the wide grounds and protected roofs ease ductwork and maintenance?

Yes, the wide grounds and protected roofs allow regular, safe ductwork and outdoor-unit placement, offering easy maintenance access without guest service interruption.

How do intense heat and direct sun affect the cooling system?

High heat and direct sun increase load on central units, so we choose high-capacity units and specify strong thermal insulation in ceilings and walls, and recommend routine maintenance to keep efficiency high.

Can the system be expanded later if more rooms are added?

Yes, we design central systems to be scalable, allowing new branches and rooms to be added without replacing the main unit.
