When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Umm Hablain Al Gharbiyah in the east is experiencing rapid urban growth with boutique and mid-range hotels in modern buildings on a regular street grid. The buildings are smaller than their northern counterparts, with more limited outdoor space, so design requires smart placement of outdoor units and efficient airflow over shorter distances. Eastern heat and humidity are higher, so we fit advanced filters and stronger ventilation to maintain air quality in corridors and service areas.

Umm Hablain Al Gharbiyah lies in eastern Jeddah, an emerging hotel district with mid-range properties in modern buildings on an ordered urban plan.

Most mid-sized hotels in Umm Hablain Al Gharbiyah use independent split units per room with ceiling-mounted units in public areas because space is more constrained.

The AC setup in Umm Hablain Al Gharbiyah

  1. 1

Independent split per room and ceiling unit for public areas

Bedrooms are served by separate split units, while corridors and lobbies use compact ceiling units that fit the relatively small spaces.

  2. 2

    Short and high-efficiency ductwork

Due to space constraints, we design ducts with minimal length and optimised diameters to reduce heat loss and ensure rapid, efficient distribution.

  3. 3

    Compact outdoor units on rooftops

Outdoor units in compact sizes sit on rooftops or rear corners, with isolated mounts to reduce noise in the hotel's surroundings.

Before the visit

Before our visit in Umm Hablain Al Gharbiyah

  1. 1

Send room layout and outdoor space plan

Send a plan showing room count, public spaces, kitchen area and the available outdoor space for unit installation.

  2. 2

Confirm roof access and service points

Ensure roof access is easy and identify exhaust and drain points that won't affect the hotel's visible facades or street-facing areas.

  3. 3

    Clarify installation and maintenance timing

Tell us the expected occupancy and periods when work can happen without disturbing guests, especially in a mid-sized hotel unlikely to have a full closure window.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel is small with limited outdoor space, how do you fit the outdoor units?

We design compact outdoor units on roofs or rear corners, using insulated and short refrigerant lines to carry cool air efficiently even over limited distances.

Eastern heat is very high, how do you handle it in corridors and service areas?

We fit high-efficiency air filters and powerful return-air suction in corridor and kitchen ducts, and select ceiling units with high cooling capacity to handle the severe eastern heat load.

Eastern humidity is high, is there a risk of condensation and mould?

Yes, eastern humidity is high, so we fit additional dehumidification in wet areas like kitchens and bathrooms, and drain condensate carefully through downward-sloping pipes to the exterior.

The hotel is in an emerging area, how do you handle dust and exhaust from nearby streets?

We fit multi-stage filters at air intakes and direct return air away from the street, with monthly filter checks due to higher dust levels in emerging areas.
