Hotel and hospitality HVAC
Hotel HVAC in Al Shati
In Al Shati, Jeddah's northern beachfront, hotels and resorts sit directly on the water, creating a harsh environment for HVAC systems with salt, humidity and intense heat. Alrabih designs systems that withstand these pressures and maintain guest comfort in every room.
- Room quiet
- Individual control
- Non-disruptive maintenance

When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.
Ask on WhatsAppRunning an open hotel with ongoing guest complaints
We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Hotels and resorts in Al Shati sit directly on the Red Sea, exposed to strong winds, high salt and very high humidity. Outdoor units here fail faster than other areas due to direct marine environment exposure. Buildings are typically upmarket, multi-storey with large room counts and suites. The system must balance reliable performance with intensive maintenance, scheduled outside guest hours.
Al Shati is in northern Jeddah directly on the Red Sea coast, a district of high-rise luxury hotels with direct sea views.
Most Al Shati hotels use advanced centralised systems with multiple outdoor units on high rooftops, protected by salt and humidity-resistant covers.
The AC setup in Al Shati
- 1
Advanced centralised system with zone control
Large Al Shati hotels need a complex centralised system with multiple control zones per floor or wing.
- 2
Protected outdoor units on tall rooftops
Outdoor units are positioned on tall rooftops away from direct coastal spray, with heavy-duty covers and secure mounting against strong winds.
- 3
Specialised drainage system for extreme humidity
Extreme coastal humidity demands a robust drainage system and continuous monitoring of drain pans and pipes to prevent leaks and fungal growth.
Before the visit
Before our visit in Al Shati
- 1
Confirm safe rooftop access for tall buildings
Tall Al Shati hotels require advance confirmation that rooftop access is safe and our team will have proper safety precautions and equipment.
- 2
Set maintenance windows outside sleeping hours
We need clear agreement with hotel management on intensive maintenance schedules to avoid guest disturbance, especially for monthly inspections and deep cleaning.
- 3
Provide comprehensive rooftop and unit plans
Send a detailed rooftop plan showing each outdoor unit's location and orientation, so we can properly assess salt and wind protection needs.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
Sea salt damages units quickly; how often do we need thorough inspection?
In Al Shati, we recommend monthly inspection of outdoor units, connections and piping, with deep salt cleaning every two months. This extends system life and reduces sudden failures.
Strong winds and heavy salt here; do outdoor units need special protection?
Yes, we use specialised salt-resistant covers made from durable materials, and recommend robust mounting with placement in wind-protected spots where possible.
Guests want quiet, but intensive maintenance may need morning work; how do you minimise disruption?
We stagger maintenance work to avoid disassembling multiple units simultaneously, use low-noise tools, and focus on 6, 8 am before most guests wake.
Rooftop temperatures in Al Shati are very high; does this reduce system efficiency?
Yes, high rooftop temperatures reduce outdoor unit efficiency. We install specialised solar shields and choose partially shaded spots where possible, and recommend a maintenance plan to keep the condenser clean.
