When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Thaghr is a coastal district south Jeddah with small modern hotels alongside commercial and tourist activity. The sea's proximity means very high humidity penetrating hotel buildings and causing mould and corrosion faster than inland areas. The HVAC system must include powerful dehumidification units in corridors and lobbies, efficient water drainage, and corrosion-resistant materials for pipes and components.

Al Thaghr sits on Jeddah's south coast, a district of modern hotels very close to the sea and exposed to high salinity humidity.

Coastal hotels here typically use a compact centralized AC system paired with separate dehumidification units in common areas to fight sea humidity.

The AC setup in Al Thaghr

  1. 1

    Compact integrated AC system

Small coastal hotels use one or two compact central AC systems with ductwork distributed to rooms and common areas for high efficiency.

  2. 2

    Standalone dehumidification units

Standalone dehumidifiers in corridors, lobbies and restaurants run in parallel with AC to fight excess coastal humidity.

  3. 3

    Salt-resistant materials throughout

Pipes, coils and outdoor units are made from rust and corrosion-resistant materials because of the salty air close to the sea.

Before the visit

Before our visit in Al Thaghr

  1. 1

Inspect outdoor unit location and sea distance

We identify the best outdoor unit location as far from the sea as possible and elevated above ground level to minimise direct salt air exposure.

  2. 2

    Agree additional seasonal maintenance schedule

Coordinate with hotel management on increased maintenance and cleaning visits, especially after high-wind seasons or salt-spray storms.

  3. 3

Locate drain lines for dehumidifier condensate

Confirm safe and effective drain routes for condensate from dehumidifiers away from hotel structures and occupied areas.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Sea humidity leaves stains on walls and furnishings, how does AC help?

We install dedicated dehumidification systems in corridors, lobbies and common areas to extract excess moisture before it penetrates rooms. This greatly reduces moisture accumulation on surfaces and furniture.

Salty air causes rust in the equipment, how do you protect the units?

We use corrosion-resistant materials in pipes, coils and outdoor components, such as anodized aluminium and stainless steel, and clean filters regularly to prevent salt buildup.

Does the outdoor unit need extra protection from salty sea air?

Yes, we install protective barriers around outdoor units, choose elevated locations away from direct sea exposure where possible, and increase seasonal maintenance and cleaning visits.

Does salty air quality affect refrigerant efficiency in the AC?

Salt does not directly affect refrigerant, but it reduces evaporator and condenser performance through salt accumulation on coils. Regular cleaning of salt and deposits maintains system efficiency.
