When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Ushairiyah is a growing district hosting medium to large hotels with modern construction, arranged with towers and wide floor plans that allow efficient ducting and distribution. This building layout permits installation of centralised HVAC systems with high efficiency, outdoor units placed on roofs or side walls without constraint. Maintenance is scheduled during off-peak guest hours to avoid disruption.
Al Ushairiyah sits in north-east Jeddah, a district of modern hotel buildings with regular urban planning.
Most modern hotels in Al Ushairiyah use centralised HVAC systems managed by smart controllers, with dedicated drainage for excess humidity.
The AC setup in Al Ushairiyah
- 1
Centralised system with individual room control
Central cooling units on the roof or side wall distribute air through ducts to each room, each with its own thermostatic control valve.
- 2
Dedicated humidity drainage system
Corridors, lobbies and restaurants have separate drainage to avoid humidity buildup and odour in shared areas.
- 3
Outdoor units distributed across the roofline
The generous roof space in Al Ushairiyah's modern hotels allows efficient placement of outdoor units and eases regular maintenance.

Obtain the full architectural plans of the hotel
We need detailed plans of all floors, corridors, services and roof to design an efficient distribution system.
- 2
Schedule maintenance outside guest occupancy hours
Agree with hotel management on fixed maintenance and cleaning times away from guest check-in and movement periods.
- 3
Confirm outdoor unit locations and available space
Inspect the roof and side walls to confirm sufficient space for outdoor units and unobstructed access for future maintenance.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you ensure each guest controls their own room temperature?
We install a smart thermostat in each room controlling its dedicated air distribution, whilst a central system manages overall pressure and temperature for the whole network.
The hotel layout is complex; how do you plan air ducts and distribution?
We conduct a detailed survey of the hotel and design a duct network that respects the architectural constraints and distances between rooms and corridors.
Al Ushairiyah summers are hot and dry; does this affect the system?
Yes, extreme summer heat raises the load on the compressor and evaporator, so we size the units and copper runs with extra capacity margin.
The hotel sits near a main road; does air pollution affect the system?
Dust and pollution from the road accumulate faster on the outdoor condensers, so we recommend quarterly cleaning of the outdoor units and filters.
