When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Harat Al Yemen is part of the old city with tall historic buildings in heritage architecture and tightly winding streets. AC systems here need special care because any modification to facades or walls affects the building's heritage value, and installation must be minimal and pipes hidden where possible. Guests expect an authentic experience, so quiet comfort is essential without the AC looking obtrusive.
Harat Al Yemen is in Jeddah's historic downtown, a district of narrow heritage buildings and winding streets around historic markets.
Heritage hotels in Harat Al Yemen use individual split units per room or section, with outdoor units carefully mounted on narrow facades or available side gaps.
The AC setup in Harat Al Yemen
- 1
Hidden split units blending with historic décor
Indoor units are placed to look like part of the furnishings or traditional walls, not an alien box in a historic room.
- 2
Pipes hidden in walls and heritage spaces
Copper lines run through walls or behind existing wooden panels, preserving the building's original look.
- 3
Outdoor units in side gaps and rear roofs
Outdoor units go in the narrow side gaps between buildings, rear roofs, or interior courtyards to avoid the historic front facades.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The building is historic and we may not be able to modify facades, how do you install AC?
We study the building carefully first and choose installation spots that preserve its historic character, such as side gaps, rear roofs, or interior courtyards where available.
The streets are extremely narrow, how do you bring in equipment and heavy units?
Our team carries tools and units by hand through tight passages, and we disassemble large packages if needed to avoid damaging historic facades and walls.
Guests want an authentic historic experience, can we hide the AC?
Yes, we mount indoor units to look hidden or blend with the historic décor, and run pipes inside walls or behind traditional wooden panels.
Old-building humidity and coastal proximity increase mould, does your cleaning help?
Yes, regular cleaning of coils and filters is essential in this old humid environment, and we monitor the drain pan closely to prevent mould and moisture buildup.
