Hotel HVAC in Harat Al Sham

In Harat Al Sham, historic downtown Jeddah's quarter of small hotels and guesthouses in old buildings, we design HVAC fitting tight spaces and architectural constraints. Each small room needs quiet, efficient cooling, and maintenance respects the building's age and character.

  • Room quiet
  • Individual control
  • Non-disruptive maintenance

When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Harat Al Sham is defined by historic buildings with narrow passages, low ceilings and confined wall gaps. Small hotels and guesthouses here cannot fit large HVAC or expanded ductwork, needing compact but effective solutions. Coastal humidity and mould in tight old passages require precise ventilation and regular cleaning. Maintenance must be careful to avoid damage to old walls, ceilings and historic features.

Harat Al Sham in historic Jeddah is an old quarter of narrow heritage buildings housing small hotels and guesthouses.

Most guesthouses and small hotels here run small split units distributed across rooms, since central ductwork is impractical in heritage buildings.

The AC setup in Harat Al Sham

  1. 1

    Individual split units per room

The only practical solution in Harat Al Sham: each small room has its own split unit, since central ductwork cannot fit heritage passages.

  2. 2

Compact outdoor units on roofs and narrow facades

Outdoor units are carefully placed on heritage roofs or narrow facades, ensuring stability and heritage safety.

  3. 3

    Manual or natural ventilation alongside

Some small rooms combine split units with natural window ventilation or heritage openings, balancing air quality and thermal comfort.

Point out room locations and available outdoor space

Show us the room layout, available roof and facade space for outdoor units, and any heritage windows or openings to be preserved.

  3. 3

Coordinate a date when guests are few or some rooms vacant, minimising disturbance and respecting the property's heritage character.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The building is two centuries old, can you install AC without damaging the walls?

Yes, we use careful modern installation techniques that preserve the old building's structural integrity, drilling carefully and using heritage-respectful sealants.

The corridors and rooms are tiny, how do you fit HVAC without disturbing guests?

We select compact, quiet split units and install them as discreetly as possible, coordinating with the guesthouse to fit them when occupancy is lowest.

Humidity and mould in heritage buildings so close to the sea, how do you fight that?

We emphasise continuous ventilation and high-rate air circulation, clean units frequently, and advise careful condensate drainage to prevent moisture pooling.

Accessing outdoor units on narrow old roofs, how do you manage?

We assess roof access in advance and select safe outdoor locations, hand-carry tools if needed, and move carefully on heritage rooftops.
