When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Muraykh is a moderately developed eastern district with family and boutique hotels offering reasonable room, corridor and dining space. Building here mixes modern and traditional, requiring flexible design and installation, and the eastern location means sustained heat and seasonal wind exposure. Maintenance needs careful coordination with hotel management and focus on low-occupancy times to avoid disturbing guests during the day.

Muraykh sits in east Jeddah, home to family and boutique hotels with architecturally mixed buildings.

Hotels in Muraykh typically use mixed systems, some fully centralised and some semi-centralised, depending on building age and design.

The AC setup in Muraykh

  1. 1

Mixed system linking old and new sections

Muraykh hotels benefit from a unified system blending centralised sections and separate multi-split zones, balancing efficiency and flexibility.

  2. 2

Outdoor units protected from seasonal winds

Outdoor units are sited in wind-protected locations with robust fixing designed to withstand seasonal pressure.

  3. 3

Separate drainage zone for shared areas

Lobbies, corridors and restaurants are handled by dedicated units or multi-split sets to prevent staff humidity affecting guest comfort.

Before the visit

Before our visit in Muraykh

  1. 1

Gather plans for both old and new sections

Send plans for the old and new sections separately so we understand the building and engineering differences between them.

  2. 2

Confirm access to each section's roof and mechanical rooms

Verify our team can access both sections' roofs and all mechanical rooms where main units sit.

  3. 3

Coordinate visit with management and a system-familiar person

Arrange the visit when a staff member familiar with both old and new sections and current systems is available.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel is partly old and partly new, how do you handle that mix?

We assess old and new sections separately and design a unified system linking them smoothly, minimising costly modifications to older parts.

Seasonal winds affect our outdoor units, how do you protect them?

We position outdoor units to shield them from direct wind where possible, with strong fixing and ventilation design that allows airflow without wind interference.

How often should we service the system per year?

That depends on occupancy intensity and season; we typically recommend two annual thorough checks and cleaning every three months.

What does regular maintenance cost for a small Muraykh hotel?

Cost varies with system size and parts needed; send a photo of the hotel and exterior on WhatsApp for an exact quote.
