When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Petromin is a rapidly growing area of mid-size modern hotels and densely packed furnished apartments, hosting diverse guests with changing cooling demands year-round. Systems here need precise air distribution across rooms and shared areas, and maintenance at times that do not disturb guests, especially early morning and evening. The design must isolate noise between adjoining units and prevent cool air leaking from one room to another.

Petromin, in south Jeddah, is a rapidly growing commercial and hospitality area mixing modern hotels with densely packed furnished apartments.

Most hotels here favour centralised split systems or ceiling units with separate controls for each room and corridor.

The AC setup in Petromin

  1. 1

Centralised split system with separate room controls

Most hotels in Petromin choose one large outdoor unit serving multiple rooms, each with its own thermostat.

  2. 2

Hidden ceiling units in shared corridors and lobbies

Corridors and lobbies need separate cooling from the rooms, so we use hidden ceiling units with strong humidity drainage.

  3. 3

Smart control systems to manage energy use

Larger hotels need automation that shuts cooling in empty rooms and balances energy use across systems.

Before the visit

Before our visit in Petromin

  1. 1

    Agree maintenance times with management

Coordinate with the hotel manager on visit times that do not disturb guests or staff, usually before noon or after midnight.

  2. 2

Gather room count and layout details

Provide the hotel or apartment block layout, room count and typical occupancy patterns so we can design the system efficiently.

  3. 3

Confirm outdoor unit location and duct routes

Make sure the roof or outdoor area for the units allows safe installation and regular maintenance access.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you give each guest independent control in their room?

We design systems where each room has its own thermostat, with a master control that lets guests adjust temperature within a comfortable range without full access to system settings.

Our corridors and lobbies hold humidity and odours, how do you solve this?

We design separate air routes for common areas with higher ventilation standards, effective humidity drainage, and high-efficiency filters to prevent odours spreading.

How often does maintenance disturb the guests?

We split maintenance into short rounds at times outside guest occupancy, such as early morning or late night, coordinated in advance with hotel management.

Noise from adjoining room units comes through clearly, how do you prevent this?

We use sound insulation on ducts and outdoor units, choose low-noise units from trusted brands, and add extra silencers where needed.
