When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Sulaitah is a relatively modern north-east district with newer, well-developed residential and commercial blocks, but the small to medium-sized hotels there need flexible HVAC designs suited to multiple guest rooms and shared spaces. The high summer heat and humidity in Sulaitah demand rigorous cooling efficiency and air circulation, especially in corridors exposed to repeated door opening.

Sulaitah lies in Jeddah's north-east, a modern build district with planned layout, villas, residential blocks and hotels offering contemporary amenities.

Most hotels in Sulaitah use centralised AC systems with separate control per room, with large outdoor units on roofs or in side courtyards.

The AC setup in Sulaitah

  1. 1

    Centralised system with per-room control

Modern Sulaitah hotels rely on one or two central cooling units with separate thermostats per room, giving guests control over their space.

  2. 2

Outdoor units on roofs or side courtyards

Hotels in Sulaitah place outdoor units on flat roofs or side courtyards to free up ground space and ease routine maintenance and cleaning.

  3. 3

Separate ventilation for lobbies and main entrance

A separate ventilation loop controls air entering from the main entrance and through lobbies, preventing humidity and odours reaching guest rooms.

Before the visit

Before our visit in Sulaitah

Provide the hotel floor plan and room count

Send us the floor plan, room count and types (single, double, suite) plus shared areas so we can accurately assess the thermal load.

  2. 2

    Identify possible outdoor unit locations

Agree with us on the best location for the outdoor unit (roof, side courtyard, concrete foundation) to ensure simple installation and future maintenance.

  3. 3

    Confirm electrical supply capacity

Confirm the hotel's electrical wiring can handle the full load of the central unit and identify the nearest breaker panel for installation and maintenance access.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you design hotel AC in Sulaitah so each guest controls their own room temperature?

We use a centralised system with separate indoor units in each room, connected to an individual thermostat so guests adjust their temperature without affecting other rooms.

Our hotel corridors and lobbies feel humid and hold odours, what can we do?

We ensure the ventilation system continuously draws humid air from corridors and lobbies and recirculates it regularly, with scheduled filter and outlet cleaning to control humidity and odour.

Summer heat in Sulaitah is intense, can a centralised system cool the whole hotel adequately?

We size the central unit to match the room count, lobby volume and total floor area, ensuring capacity covers the full load even on the hottest summer days.

Can we service the AC at night to avoid disturbing guests?

Yes, we coordinate with hotel management to run routine maintenance and cleaning at night or during low-occupancy periods, ensuring uninterrupted service and no guest disturbance.
