Retail cooling without downtime
Mall & retail HVAC in Sulaitah
In Sulaitah, north-east Jeddah, retail AC systems face a daily challenge from doors opening to Jeddah's heat, bright lighting and fluctuating customer flow. Alrabih designs systems that handle these swings and keep stock protected from moisture.

When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.
Designed for the space or just fitted?
| Alrabih | The usual way | |
|---|---|---|
| Air distribution | Load study per zone | One unit for the whole space |
| Ductwork | G90 sheet, sized for the job | Off-the-shelf wrong size |
| Condensate | Dedicated line away from stock | Risk of drips on shelves |
| Maintenance | Scheduled outside shop hours | Surprise outage during trade |
| Copper purity | Mueller copper, 99% pure, no welds | Unspecified pipe source |

What sets this district apart
Sulaitah is a relatively modern district hosting mid-sized malls and adjoining shops with generous car-parking spaces, allowing flexibility in laying out central or semi-central AC distribution. This open-plan building type needs an HVAC system that handles rapid swings in visitor numbers and heat loads without moisture pooling around stock, plus scheduled maintenance during off-peak trading hours.
Sulaitah lies in north-east Jeddah, a district of modern shopping centres and spacious retail shops with car parks and open courtyards.
Central AC systems with rooftop package units are the standard choice in Sulaitah's shopping centres because of their large open footprints and flat roofs.
The AC setup in Sulaitah
- 1
Central system with rooftop packages
Modern malls in Sulaitah use rooftop package units on their flat roofs, distributing air through ducts to all departments and shops.
- 2
Separate systems for individual retail shops
Some independent leased shops have their own separate AC units, either splits or package units serving only their space.
- 3
Precise humidity and drainage management
Because of high heat load and heavy foot traffic, large drain pans and sump pumps are essential to keep merchandise dry and protected.
Before the visit
Before our visit in Sulaitah
- 1
Coordinate with mall management
If the AC is part of the mall system, notify management of the maintenance or inspection date in line with a unified schedule to avoid clashing with trading hours.
- 2
Ensure safe access to roof and units
Make sure the roof access door is unlocked and the team's route is safe, and that outdoor units are accessible for inspection and maintenance.
- 3
Get a map of duct layout and unit locations
If available, give us a diagram showing the distribution routes and which zones each unit serves, to speed up assessment and spot any weak points.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
How do you handle constant door opening and outdoor heat load in retail?
We design the AC system to compensate for heat loss from door-opening by gradually stepping up airflow, with a thermostat that holds the temperature without wasting energy.
Our shops open early, when can you service the AC?
We schedule maintenance outside peak trading hours, usually early morning or after close, to fit your shop's timetable.
Dust and humidity from the mall AC damages my stock, how do you prevent that?
We install high-efficiency air filters and clean the ducts regularly, with precise tuning of the drain pan to stop moisture pooling.
Sulaitah roofs are flat, does that make outdoor unit placement easier?
Yes, flat roofs allow better unit spacing and pipe routing, but we ensure robust mounting and wind protection from the strong sea breezes.
