When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Taiba hotels sprawl across larger areas than Al Yusr or Al Zumurrud, with gardens, play areas and swimming pools alongside guest rooms, requiring greater control of open zones and ventilation. Families spend longer hours in rooms and shared areas together, so exceptionally quiet operation and even thermal comfort are essential. The location is inland from the coast, with higher summer temperatures and lower humidity, meaning cooling and ventilation demands are more intensive in common areas.

Taiba is in the north-east away from the coast, a hotel and resort district with modern buildings spread over wide grounds.

Most family hotels in Taiba use distributed split units with unified controls for open areas and gardens.

The AC setup in Taiba

  1. 1

Distributed splits with exceptional quiet in rooms

High-performance split units with very low noise ratings, distributed across rooms and suites with strong vibration isolation.

  2. 2

Unified ventilation for open areas and gardens

Gardens, play areas and resort courtyards need separate unified ventilation with cooling units if needed during hot seasons.

  3. 3

Dedicated humidity control system for pool area

The pool needs a completely separate system managing high humidity and preventing it from spreading to rooms and corridors.

Before the visit

Before our visit in Taiba

  1. 1

Obtain a comprehensive site plan with open areas

We need a full site plan including rooms, gardens, play areas, pool and restaurants to design air distribution correctly.

  2. 2

Identify outdoor units, drainage and power locations

Tell us where roofs and open space are available for outdoor units, and locate strong power points and drainage needed.

  3. 3

Coordinate with management on guest hours and maintenance

Agree on maintenance and cleaning times away from peak occupancy and family activities to avoid disrupting guests.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Families want very quiet rooms and cannot tolerate compressor noise, how do you solve this?

We select split units with very low noise ratings (below 22 decibels), and mount them on vibration isolators away from bedroom windows as far as possible.

Gardens and play areas need ventilation, does the cooling cover them?

We install separate ventilation units for open areas with fresh air circulation to gardens and play areas, operating independently from rooms.

Summers are very hot here with low humidity, does this affect design?

Yes, the system design focuses on maximum cooling capacity and controlling over-dry air, and we select powerful compressors with humidifiers if needed in lobbies.

There is a swimming pool, does pool humidity affect the AC and rooms?

Yes, pool humidity spreads easily in open-plan resorts, so we install dedicated humidity controls for the pool area completely separate from the room system.
