Retail cooling without downtime
Mall & retail HVAC in Al Bawadi
In Al Bawadi, central Jeddah, commercial complexes and small malls house dozens of shops, each needing AC that does not interfere with its neighbours. Alrabih designs a central or semi-central HVAC network that balances the heat load across corridors, shops and enclosed sections.
- Separate tenants
- Rooftop packaged

When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

- Ductwork from our workshop
- Maintenance contracts off peak
How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.
Designed for the space or just fitted?
| Alrabih | The usual way | |
|---|---|---|
| Air distribution | Load study per zone | One unit for the whole space |
| Ductwork | G90 sheet, sized for the job | Off-the-shelf wrong size |
| Condensate | Dedicated line away from stock | Risk of drips on shelves |
| Maintenance | Scheduled outside shop hours | Surprise outage during trade |
| Copper purity | Mueller copper, 99% pure, no welds | Unspecified pipe source |

What sets this district apart
Al Bawadi is an active commercial district with small and medium complexes and malls of relatively modern design, featuring shared corridors and closed retail sections. This building type requires a unified HVAC system controlling temperature across corridors and shops together, with regular maintenance that does not affect shopping and trading throughout the day.
Al Bawadi sits in central Jeddah, a district of commercial complexes and small malls along a main road with shared corridors.
Most complexes here run on a single or dual central HVAC system serving all shops and corridors together.
The AC setup in Al Bawadi
- 1
Single central system for the whole complex
Most Al Bawadi complexes use one central HVAC system with ductwork covering all corridors and shops.
- 2
Dual system with floor separation
Larger complexes may need a second HVAC system for upper floors, with dampers separating the ductwork.
- 3
Package units with limited ductwork
Some smaller complexes use rooftop package units with simple ductwork distributing air to corridors and adjacent shops.
Before the visit
Before our visit in Al Bawadi
- 1
Coordinate with complex management before the visit
Inform the complex management of the visit time and any planned maintenance well ahead, and ensure the timing does not affect shoppers or neighbouring tenants.
- 2
Confirm access to roof and ductwork areas
Ensure access routes to the roof and ductwork passages are safe and clear for system inspection and filter cleaning.
- 3
Identify parking and entry for the team
Help the team park near the complex entrance or roof access, and brief them on entry to any restricted areas.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
My shop is inside a mall, how do you control the unit without affecting the whole complex?
The central system allows separate control of each branch or section of corridors and shops. We adjust your shop's line without affecting the rest of the complex.
The mall corridors are hot, is that a system failure?
Corridor temperature depends on external door openings, customer flow and lighting. We inspect the system regularly and confirm air distribution is even across all sections.
I lease the shop from the complex, who maintains the AC?
That depends on your lease terms with the complex management. We coordinate with the complex management and ensure clarity on who requests maintenance and when.
The complex has multiple floors, does each level need a separate system?
It depends on the complex design and floor size. Some malls use one system with branches per level, others need separate units per floor.
