Retail cooling without downtime

Mall & retail HVAC in Al Mulaisa

In Al Mulaisa, south Jeddah, retail HVAC faces daily challenges: doors opening to the heat, heavy lighting, and fluctuating foot traffic. The right system handles these swings, protects stock from moisture, and runs service at times that do not disrupt trading.

When you need a retail HVAC specialist

  1. 1

A new mall or shopping centre

A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.

  2. 2

An existing shop with uneven cooling

The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.

  3. 3

Condensate dripping on shelves or display

A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.

Who it's for

  • Opening a new shop inside a mall

We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.

How we work

How we work

  1. 1

    Site survey and loads

We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.

  2. 2

    Design and materials

We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.

  3. 3

    Installation coordinated on site

We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.

  4. 4

    Start-up and maintenance contract

We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Mulaisa is an expanding area of modern shopping centres and retail complexes with open layouts and wide floor plans, allowing comprehensive central ducting networks. The intense heat and high relative humidity in the south run cooling systems at full load year-round, and dust and debris accumulating in the ducts compromise distribution efficiency. Regular cleaning of ducts and evaporators is vital to prevent fan blockage and maintain indoor air quality for shoppers and staff.

Al Mulaisa lies in south Jeddah, an area of modern shopping malls and retail complexes with wide open designs and spacious layouts.

Most malls and retail complexes here run central AC systems with distributed ducting, using large outdoor units on roofs or spacious rear areas.

The AC setup in Al Mulaisa

  1. 1

    Central AC with distributed ductwork

Modern malls and retail complexes here rely on central systems with ducts distributed through ceilings and walls, delivering cool air evenly across the entire space.

  2. 2

    Large outdoor units on roofs

The spacious roofs of malls allow ample room for large outdoor units and multiple condensers, spreading the load and making maintenance easier.

  3. 3

    Smart temperature control systems

Most modern malls use multi-zone temperature control systems that adapt to changing foot traffic, lighting levels, and door openings throughout the day.

Before the visit

Before our visit in Al Mulaisa

  1. 1

Coordinate visit time with mall management

Contact mall management beforehand and inform them of the service scope (duct cleaning, outdoor unit servicing, temperature checks), agreeing on a time that avoids peak hours.

  2. 2

Ensure access to the outdoor units

Confirm that the mall roof or rear areas where outdoor units sit are safe and readily accessible, and that the team can move equipment freely.

  3. 3

Plan the team's movement path inside the mall

Identify safe routes for the team to reach maintenance access points and ducts, avoiding exposed merchandise areas and main customer corridors.

FAQ

Questions about Mall & retail HVAC

How do you handle doors that open onto the street all day?

An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.

Do you install separate units for each mall tenant?

Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.

Why do you prefer rooftop packaged units for malls?

A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.

How do you handle Jeddah's heat and its effect on rooftop units?

Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.

Does air distribution design differ between a small shop and a large mall?

The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.

Do you clean HVAC ducts in the older malls here in Al Mulaisa?

Yes, we clean HVAC ducts in malls and retail complexes, including older ones, using specialist equipment to remove accumulated dust and debris.

How do you schedule maintenance without disrupting trading hours?

We agree with mall management on service times, usually early morning or evening after shops close, avoiding peak trading periods and busy days.

Does the humidity and dust in the south affect retail AC performance?

Yes, high humidity and dust accumulate quickly in evaporators and ducts, reducing cooling efficiency and raising motor load, so regular cleaning is essential.

What do you do to prevent water leaks from AC systems on the goods?

We inspect drain lines and strainers regularly and clear any blockages, cleaning drain pans to prevent water pooling and keep the area around goods dry.
