When you need a retail HVAC specialist
- 1
A new mall or shopping centre
A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.
- 2
An existing shop with uneven cooling
The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.
- 3
Condensate dripping on shelves or display
A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.
Who it's for
Opening a new shop inside a mall
We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.
Ask on WhatsAppManaging an existing commercial complex
We review the existing system and set a preventive and corrective maintenance contract scheduled outside trading hours so tenants are not affected.

How we work
How we work
- 1
Site survey and loads
We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.
- 2
Design and materials
We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.
- 3
Installation coordinated on site
We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.
- 4
Start-up and maintenance contract
We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

| Maintenance | Scheduled outside shop hours | Surprise outage during trade |
| Copper purity | Mueller copper, 99% pure, no welds | Unspecified pipe source |

What sets this district apart
Al Sarawat is an active commercial district with modern shopping centres and diverse retail outlets requiring balanced cooling. High ceilings and large glass frontages increase summer heat gain, and the complex central systems need regular servicing to prevent shop closures. Scheduling maintenance with centre management is essential to minimise downtime and preserve thermal comfort.
Al Sarawat sits in southern Jeddah and is marked by modern shopping centres, wide streets and diverse retail outlets.
Most shopping centres here rely on central HVAC systems with large outdoor units on roofs or rear service yards.
The AC setup in Al Sarawat
- 1
Central duct system across mall floors
Modern shopping centres in Al Sarawat typically use a central duct network distributing cool air across all retail zones.
- 2
Split units or cooling screens for individual shops
Some larger retail shops within the centre have additional split units or cooling screens to adjust temperature locally.
- 3
Heat pumps or central water cooling
Some larger Al Sarawat centres use central water cooling or heat pump systems to improve overall efficiency.

FAQ
Questions about Mall & retail HVAC
How do you handle doors that open onto the street all day?
An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.
Do you install separate units for each mall tenant?
Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.
Why do you prefer rooftop packaged units for malls?
A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.
How do you handle Jeddah's heat and its effect on rooftop units?
Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.
Does air distribution design differ between a small shop and a large mall?
The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.
How do you handle the changing thermal load throughout the mall's trading day?
We check thermostat and fan settings to match peak crowd hours in the evening and reduce power during quiet times, keeping comfort and efficiency in balance.
Does the mall need temporary closure for maintenance?
We coordinate with centre management to carry out maintenance and cleaning outside trading hours, with no full mall closure needed.
Large glass frontages increase summer heat load, can your system compensate?
Yes, central systems in Al Sarawat are designed to handle heat gain from large glass and high lighting, though it depends on the unit capacity and the centre's duct design.
Where does your mall's outdoor unit sit?
Usually on the roof or rear yard, and it needs good airflow space and a safe distance from car exhausts and other air pollutants.
